DEPARTMENT FUNCTION/JOB OVERVIEW

With limited oversight, repairs various equipment related to building structures for on-site and off-site properties. Includes HVAC, plumbing, minor electrical, mechanical, carpentry, painting, refrigeration, generator and boiler operations, flooring repair, preventative and emergency maintenance and snow removal. Routinely patrol all areas of the facility and grounds to ensure the safety of patients, visitors and employees. Performs visual assessment of surroundings and takes appropriate action on potential issues and repair needs. Work will be performed in an ethical and legal manner following organizational policies, processes, protocols and procedures. Responsible for quality service delivery and internal/external customer relations for Madonna as a whole, including upholding the mission and values for the department and facility.

ESSENTIAL FUNCTIONS
  • Locate, inspect, and repair facility equipment to meet departmental maintenance schedule or requests through written, verbal and electronically generated formats.
  • With limited oversight maintenance on pumps, motors, electronic equipment, hydronic/hydraulic equipment, electrical repairs, plumbing repairs, carpentry repairs, etc.
  • Ability to use and monitor (BMS) Building Management System to ensure proper building operations.
  • Understand and follow Life Safety Code, Environment of Care along with State and Federal code compliance.
  • Performs rounds, checks for locked and unlocked windows and doors to ensure security of the building and premises.
  • Ensures all ingress and egress is managed according to Madonna schedules and code compliance.
  • Accurately complete and maintain department records on routine preventative maintenance, equipment repaired and equipment in need of repair. Record breaches of security and other unusual incidents.
  • Takes readings from gauges on heating and cooling equipment and powered generators
  • Directs patients, family and emergency personnel to proper areas, according to established procedures.
  • Operates snow and ice control/removal equipment as needed.
  • Assists other employees within the department as requested.
  • Follows instructions from supervisor to perform other functions as assigned in order to maintain a safe comfortable environment for patients, families and staff.
  • Ensures a safe environment for the department and surrounding areas. Handles and operates all necessary equipment and perform required duties according to established safety standards to maintain compliance with regulations and prevent injury.

  • Operate motor vehicle and travel as necessary
  • Availability for on-call, snow removal, and emergency response as needed.
PHYSICAL DEMANDS AND ENVIRONMENTAL CONDITIONS
  • Requires standing - walking 90-95% of the time.
  • Requires mobility - bending, twisting, crawling, climbing, and balancing, etc., 45-50% of the time.
  • Exposed to loud noises, vibrations, dusty and dirty conditions.
  • Exposure to extreme temperature changes, with wet, humid, hot, snowy and icy conditions.
  • Medium work - lifting up to 50 pounds maximum with occasional carrying of up to 25 pounds.
  • May be exposed to biohazardous materials.
  • Operate motor vehicle and travel as necessary.
  • Required to use hand tools, power tools, and snow blowers, trucks/tractors with snow blades, ladders and lifts.
  • Required to respond in the event of security related activities to support patients, staff and guests.
  • May be required to obtain certifications such as CPR, and De-escalation training.
QUALIFICATIONS (Education/training and/or Experience)
  • Requires a high school diploma or equivalency, trade certification or license
  • Five years' experience of building maintenance or related field required.
  • Additional applicable work experience may be considered in lieu of trade certification/licensure.
  • Must demonstrate advanced knowledge and skill in multiple trade lines, at least two of which must include HVAC, Plumbing, Electrical, Mechanical, Carpentry, Refrigeration, Generators, and/or Boiler operations.
  • Knowledge of Life Safety Code 101 a plus.
  • Valid Nebraska driver's license and proof of driving record required.
  • Background checks are conducted. When specific authorization forms are requested so that full background and history can be obtained, employees/applicants must sign the form(s) requested.
