EMCOR Facilities Services in Waltham, MA, is looking for a Maintenance Technician III to perform preventive maintenance, inspections, troubleshooting, and repairs on commercial and industrial facility equipment. The role emphasizes safety, reliability, and professional communication to support building occupants and operators.
You will document work in CMMS, ensure compliance with safety standards, and assist in coordinating with vendors and site leadership.

Maintenance Technician III is responsible for performing preventive maintenance, routine inspections, troubleshooting, and general repairs on commercial and industrial facility equipment in a safe, efficient, and professional manner. This role supports facility operations by maintaining building systems and equipment reliability while ensuring a safe and comfortable environment for building occupants.
The successful candidate is a strong communicator with excellent follow‑through skills, capable of working independently and collaboratively while adhering to all safety, operational, and customer service standards. Maintenance Technician III performs assigned maintenance tasks, documents work activities in the CMMS and assists in maintaining the overall appearance and functionality of the facility.
Education
High School Diploma or equivalent required. Trade school, vocational training, technical certification, or related coursework preferred.
Business Experience

Licenses/Certifications
MA Refrigeration Journeyman License required. Valid driver's license required. Forklift, aerial lift, scissor lift, OSHA, or trade certifications are a plus.
Language Skills
Ability to read, understand, and interpret safety procedures, operating instructions, maintenance manuals, blueprints, diagrams, and work orders. Ability to prepare routine reports, maintenance documentation, and professional correspondence.
Ability to effectively communicate with customers, coworkers, and management. Ability to calculate measurements, percentages, proportions, area, circumference, and volume. Ability to apply basic algebraic and geometric concepts to maintenance and repair activities. Ability to solve practical problems involving multiple variables in environments with limited standardization.
Basic understanding of commercial building systems and maintenance practices. Ability to use hand tools and small power tools safely and effectively. Ability to disassemble and reassemble basic building fixtures and equipment. Knowledge of basic plumbing, carpentry, and mechanical repair techniques. Ability to perform routine maintenance and corrective repairs on building systems and equipment. Ability to safely operate forklifts, scissor lifts, aerial lifts, and similar equipment after training and certification. Proficiency with computers, mobile devices, tablets, email systems, and CMMS software. Ability to learn and apply manufacturer maintenance procedures and facility operating standards.
