Job summary

Croasdaile Village seeks a Maintenance Technician II to install, maintain, and repair HVAC and related systems for a continuing care retirement community. You will work with the Director of Plant Operations on daily tasks, project work, and preventive maintenance to ensure reliable operation of machinery and building systems.

The role requires Level II HVAC & R certification, a high school diploma or GED (CPR certification within 30 days), and a background in mechanical systems.

Qualifications

  • High school diploma or GED required with related experience or training.
  • Must be certified as a Level II HVAC & R Technician and CPR within 30 days.
  • Two-year degree in mechanical systems or refrigeration maintenance preferred.

Responsibilities

  • Installs, maintains, and repairs machinery, HVAC and refrigeration equipment.
  • Schedules refurbishing with the Director of Plant Operations and assigns work orders.
  • Reads building blueprints and uses HVAC/R test equipment for diagnostics.
  • Dismantles defective machines and installs repairs; welds as needed.
  • Operates and maintains pipe systems, gauges, valves, and related equipment.

Maintenance Technician II (1 Full Time Position Available)

SUMMARY

Installs, maintains, and repairs machinery, equipment (including HVAC and refrigeration equipment), physical structures, pipe and electrical systems by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
  • Works with Director of Plant Operation on scheduling refurbishing of cottages/apartments.
  • Works with Director Plant Operation with daily assignments of work orders.
  • Keep Director of Plant Operations informed of daily operations of the department.
  • Meets with staff on a daily schedule to adjust work demands, if needed.
  • Works with Director of Plant Operation on special Projects that may be assigned.
  • Ability to use HVAC/R test equipment to diagnose and repair equipment.
  • Ability to use refrigeration recycling equipment.
  • Ability to use HVAC/R certificate number to purchase refrigerant, utilizing company purchasing process.
  • Perform preventative maintenance procedures on equipment and machinery as assigned.
  • Visually inspects and tests machinery and equipment.
  • Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair machine.
  • Ability to read building blue prints.
  • Dismantles defective machines and equipment and installs new or repaired parts.
  • Cleans and lubricates shafts, bearings, gears, and other parts of machinery.
  • Installs and repairs electrical apparatus.
  • Lays out, assembles, installs, and maintains pipe systems and related hydraulic and pneumatic equipment, and repairs and replaces gauges, valves, pressure regulators, and related equipment.
  • Repairs and maintains physical structure of establishment.
  • Operates cutting torch or welding equipment to cut or join metal parts.
  • Fabricates and repairs counters, benches, partitions, and other wooden structures.
  • Repairs or replaces plumbing fixtures.

EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED)and one to three months related experience and/or training; or equivalent combination of education and experience. Required to be certified as a Level II HVAC & R Technician. Two year degree in mechanical systems, refrigeration/air conditioning maintenance preferred. Must be CPR certified within 30 days of employment.
