Job summary

J & M Property Management is seeking a Maintenance Technician II to perform routine repairs and preventative maintenance across our apartment communities. This role emphasizes punctuality, a willingness to learn, honesty and teamwork to improve property quality and resident satisfaction.

Responsibilities include appliance installation, painting, roof and window work, carpentry, preventive maintenance, seasonal tasks, and accurate record-keeping.

Qualifications

  • 3+ years in building maintenance including appliance repair, HVAC, plumbing, electrical and carpentry.
  • Or a state certificate/license in one skilled trade (electrical, plumbing, HVAC, CAMT, etc.).

Responsibilities

  • Install new equipment such as appliances, fixtures, cabinets and mirrors.
  • Paint, repair roofs, windows, doors, floors and other building structures.
  • Carpentry work and unit remodel related tasks.
  • Perform routine preventive maintenance and ensure systems run smoothly.
  • Seasonal work such as snow removal and yard care; weekends may be required.
  • Exterior maintenance, gutters, soffit and siding repair.
  • Prepare records on preventative maintenance and inspections.
  • Participate in annual unit inspections and rotating on-call schedule.

Job description

As a Maintenance Tech II - your previous experience will enable you to make routine repairs and perform preventative maintenance in all areas of our apartment communities. In addition to work skills, you will also be known for your punctuality, your willingness to learn and teach, your honesty and positive attitude. This is a critical support role working in diverse communities on a team of people dedicated to improving the quality of our properties and serving the residents who call this their home.

PRIMARY RESPONSIBILITIES
  • Install new equipment such as appliances, fixtures, cabinets, mirrors,etc.
  • Paint, repair roofs, install or repair windows, doors, floors, woodwork, plaster, drywall, and maintain other parts of building structures.
  • Carpentry work, such as fitting doors, freeing windows, building shelves and other construction tasks related to a Unit Remodel.
  • Perform routine preventive maintenance to ensure equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate.
  • Occasionally perform seasonal work such as snow removal and yard care. Night and weekend requirements for snow removal may be necessary.
  • Exterior maintenance of the building such as gutter, soffit and siding repair.
  • Prepare accurate records regarding preventive maintenance, detailed work orders, apartment rehab, annual inspections, and inventory.
  • Participate in annual unit inspections with Managers.
  • Participate in Rotating On-Call schedule after appropriate orientation to Portfolio.
MINIMUM REQUIREMENTS
  • Valid driver's license, personal vehicle insurance & reliable transportation.
  • Must provide own hand tools.
HARD SKILLS
  • 3 or more years' experience in all phases of building maintenance including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry and preventative maintenance.
  • OR
  • A Certificate or State License specializing in one field of skilled trade - electrical, plumbing, HVAC, CAMT, etc.
SOFT SKILLS
  • Exemplary time management skills.
  • Ability to work independently with Honesty & Integrity.
  • Willingness to learn and assist above and beyond as part of the team.
PHYSICAL REQUIREMENTS
  • Ability to push, pull and lift 50 pounds frequently, 100-150 pounds or more occasionally.
  • Ability to demonstrate a full range of motion.
  • Ability to climb a ladder and work above ground.
  • Ability to walk long distances and climb stairs repeatedly.
  • Withstand external weather conditions.
