Job summary

Qualifications

  • Conduct general building maintenance: plumbing, carpentry, painting, basic electrical, and related repairs.
  • Troubleshoot problems and identify follow-up needs; document work in the maintenance system.
  • Maintain tools, vehicles and work areas in safe, organized condition.
  • Communicate respectfully with students, faculty, staff, contractors and visitors.

Job description

The Maintenance Technician II performs general maintenance, repair, installation, and preventive maintenance work in support of campus buildings, systems, equipment, and related spaces. This hands‑on role supports residence halls, academic buildings, administrative spaces, and other campus operations and is suited for someone who is dependable, adaptable, and comfortable handling a broad range of maintenance needs.

This position is classified as essential personnel under College policy and participates in an on‑call rotation for after‑hours and emergency response.

Duties
  • Performs routine, corrective, project, and preventive maintenance work as assigned.
  • Responds to work orders, service requests, and urgent maintenance needs in a timely, professional, and efficient manner.
  • Performs a variety of general building maintenance and repair tasks, including plumbing, carpentry, painting, wall and ceiling repair, hardware repairs, fixture replacement, basic electrical troubleshooting, and other general maintenance duties within skill level and training.
  • Troubleshoots maintenance problems and identifies repair or follow‑up needs.
  • Inspects buildings, rooms, equipment, fixtures, and building components to identify maintenance and preventive maintenance needs.
  • Documents completed work, labor, materials used, and follow‑up needs in the College's maintenance management system.
  • Maintains tools, equipment, vehicles, and work areas in a clean, organized, and safe condition.
  • Performs all work in accordance with established safety practices and departmental expectations.
  • Interacts professionally and courteously with students, faculty, staff, contractors, and visitors while working in occupied buildings and active campus environments.
  • Participates in the department's on‑call rotation and responds, as assigned, to after‑hours, weekend, holiday, and emergency maintenance needs.
  • Assists with inclement weather response, emergency response, and other campus support work as directed.
  • Performs other related duties as assigned.
Qualifications
  • High school diploma or equivalent preferred.
  • One to two years of hands‑on experience in building maintenance, facilities, property maintenance, construction, or a closely related trade required. Candidates with apartment, hotel, commercial, or institutional maintenance experience are encouraged to apply.
  • Experience performing a broad range of general maintenance and repair work in occupied facilities preferred.
  • Demonstrated experience in one or more of the following trade areas: general building maintenance and repair; basic plumbing; carpentry; painting and wall repair; basic electrical; or general mechanical/equipment repair.
  • Ability to read and follow work orders, equipment manuals, diagrams, labels, and written instructions.
  • Ability to communicate effectively in English.
  • Ability to work independently with limited supervision and also function effectively as part of a team.
  • Ability and willingness to participate in an on‑call rotation and respond to campus as required for urgent or emergency situations.
  • Valid NC driver's license and acceptable driving record.
  • Experience using a computerized maintenance management system or work order system preferred.

  • Ability to demonstrate dependability, professionalism, flexibility, and customer service in a service‑oriented environment.
  • Ability to work effectively in occupied buildings and maintain productive working relationships with oth rs in a campus setting.
Physical Demands
  • Ability to lift up to 50 pounds and frequently lift or carry objects weighing up to 25 pounds.
  • Frequent bending, reaching, climbing, walking, standing, kneeling, pushing, and pulling.
  • Ability to work from ladders and aerial lift equipment including boom lifts and scissor lifts as required. MEWP operator training is provided.
  • May be exposed to heat, cold, dust, noise, moisture, and other conditions typical of facilities maintenance work.
