Job summary

Woodruff Property Management Company is seeking a skilled and dependable Maintenance Technician I to support property maintenance operations, troubleshoot and repair issues, prepare vacant apartments, and respond to service requests to ensure a safe, well-maintained community for residents.

This role offers pay between $24 and $26 per hour, requires HVAC & EPA Universal certification and 3+ years of maintenance experience, and includes on-call rotation, weekend hours, and opportunities to work

Qualifications

HVAC & EPA Universal certification is required.
3+ years of maintenance experience in a large property.
Strong mechanical aptitude and problem-solving skills.
Ability to work independently and as part of a team.
Flexible to work weekends, holidays, and emergency after-hours calls.

Responsibilities

Prepare vacant apartments for new residents, including repairs, painting, and cleaning.
Respond to resident maintenance and service requests in a timely manner.
Diagnose and repair issues related to electrical, plumbing, HVAC, appliances, and interiors.
Perform preventive maintenance on equipment and apartments.
Identify and report potential liability concerns and safety hazards.
Communicate with onsite staff, Property Managers, and Regional Managers as needed.
Participate in the on-call rotation for after-hours and weekend emergencies.
May assist in groundskeeping, trash removal, pool maintenance, housekeeping, or office support as needed.
Use and maintain hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps.
Ensure compliance with company policies, safety procedures, and industry standards.
Work at multiple Woodruff properties as needed.
Perform additional maintenance and property support duties as assigned.
