Job summary

Pillar Properties is seeking a Maintenance Technician II in Seattle to maintain apartments and common areas with preventative maintenance. You will complete work orders, perform plumbing, electrical, and HVAC tasks, and assist with safety training.

A high school diploma or GED and one year of related maintenance experience are required. You will use basic tools and Microsoft Office 365 for documentation, with a flexible schedule and regular attendance.

Responsibilities

  • Maintain apartments and common areas with preventative maintenance.
  • Complete written work orders promptly.
  • Perform plumbing tasks such as drain cleaning and pump replacement.
  • Troubleshoot electrical circuits and replace a 20A breaker.
  • Repair appliances like washing machine seals and stove glass tops.
  • HVAC maintenance including evaporator coil cleaning and fan motor replacement.
  • Paint apartments and common areas.
  • Assist with safety training and hazard communications.

What You’ll Do
  • Maintain all apartments and common areas with preventative maintenance as the goal
  • Complete all written work orders assigned in a timely manner
  • Perform plumbing work such as operating a drain cleaning drum and replacing a domestic water
    circulation pump
  • Perform electrical work such as troubleshooting failed electrical circuits and replacing a 20a breaker
  • Perform appliance repairs such as replacing washing machine door seal to a stove glass top
  • Perform HVAC repairs such cleaning an evaporator coil and replacing an exhaust fan motor
  • Paint apartments and majority of common areas
  • Assist with training and development of safety procedures and hazard communications
  • Respond to all community emergencies as requested
  • Travel as assigned between local properties, if applicable
  • Other duties as assigned
What You Bring
  • High school diploma or general education degree (GED) required
  • One (1) year of related maintenance experience
  • Basic knowledge of Microsoft Office 365
  • Ability to effectively communicate in both verbal and written form with residents, employees, and
    vendors
  • Ability to work a flexible schedule with regular and timely attendance
  • Must have own hand tools
  • Knowledge of prep and painting techniques
  • Basic electrical, plumbing, floor care and HVAC skills
  • Basic knowledge of appliances
  • Ability to be trained in alarms, and emergency systems
  • Some familiarity with elevator operation and maintenance is preferred
  • Familiarity with fire suppression and irrigation systems is preferred
Physical Requirements:

This role involves frequent standing, walking, lifting (up to 90 lbs.), pushing/pulling, and other physical activities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Compensation
  • $26.78-$33.99/an hour
  • Actual pay rate within stated pay range is determined based on relevant factors in compliance with state and local wage laws
  • This position is eligible for a discretionary annual bonus of 10%
