Job summary

Independent Management Services is seeking a Maintenance Technician to perform resident service requests, routine preventive tasks, and vacant unit reconditioning in our Venice, IL portfolio. The role requires basic maintenance knowledge, repair skills, and the ability to work independently with attention to detail.

You will maintain grounds, respond to emergencies, manage supplies, and participate in ongoing training.

Qualifications

• Customer service orientation.
• Basic maintenance concepts (plumbing, repair, etc.).
• Own tools to perform tasks.
• Basic knowledge of commercial/small grounds equipment.
• Ability to prioritize work orders and projects.
• Strong troubleshooting and problem-solving skills.

Responsibilities

• Complete resident service requests and preventive maintenance tasks.
• Recondition vacant units with painting, basic repairs, and cleaning.
• Ensure grounds are well-groomed, weed-free, and free of litter.
• Perform after-hours, weekend, and holiday on-call duties in rotation.
• Respond to resident requests to ensure 24/7 emergency service.
• Monitor inventory and maintenance supplies; requisition as needed.
• Snow removal on roads, walkways, and parking areas as applicable.
• Create and maintain a well-groomed community appearance.
• Report to Site Manager and/or Maintenance Supervisor; participate in ongoing training.
