  • Prior building/facilities maintenance experience preferred.
  • Basic knowledge of plumbing, electrical, HVAC, and mechanical systems.

Responsibilities

  • Maintain community amenities and common areas in clean, safe condition.
  • Complete maintenance requests and repairs promptly.
  • Execute preventative maintenance programs regularly.
  • Identify and address maintenance concerns before escalation.
  • Clean and inspect restrooms, clubhouse, and other common areas.
  • Restore furniture and equipment to proper placement.
  • Restock restroom supplies and remove trash throughout property.
  • Document maintenance needs and report issues.
  • Maintain amenity courts, pavilions, and recreational areas.
  • Complete daily tasks and checklists.
  • Perform routine preventative maintenance (weekly, monthly, quarterly, yearly).
  • Perform minor repairs (lighting, door hardware, fencing, plumbing).
  • Maintain sidewalks, pavers, wood decking; ensure gutters clear.
  • Assist irrigation system operation and repairs.
  • Repair or replace pumps for irrigation systems, pools, spas.
  • Monitor for missing sprinkler covers and in-ground issues.
  • Maintain fencing, windscreen installation as needed.
  • Set up/break down furniture and equipment for events.
  • Respond to work orders via email/mobile; hurricane prep and after-storm cleanup.
  • Respond to after-hours emergency calls as directed.

Job Summary

The Maintenance Technician is responsible for performing routine maintenance, repairs, and upkeep of the community’s buildings, amenities, and grounds. This role works under the direction of the Maintenance Supervisor and/or General Manager to ensure all facilities are clean, safe, and well-maintained for residents and guests.

Essential Functions
  • Maintain all community amenities and common areas in a clean, safe, and in visually appealing condition
  • Complete maintenance requests and repairs in a timely and efficient manner
  • Consistently execute preventative maintenance programs
  • Proactively identify and address maintenance concerns before escalation
  • Clean, inspect, and maintain the restrooms, clubhouse, mail kiosks, guardhouse, pool areas, and other common areas to ensure they remain clean, safe, presentable, and in proper working order.
  • Restore furniture and equipment to proper placement
  • Restock restroom supplies and remove trash throughout the property
  • Identify, document, and report maintenance needs or repair concerns
  • Clean and maintain amenity courts, pavilions, and recreational areas
  • Complete assigned daily tasks and checklist items
  • Perform routine preventative maintenance (weekly, monthly, quarterly, and annually)
  • Conduct minor repairs including:
  • Lighting fixtures and electrical components
  • Door hardware and furnishings
  • Fencing, signage, and small carpentry work
  • Plumbing and drainage systems
  • Maintain sidewalks, pavers, and wood decking
  • Ensure roof gutters and scupper drains are clear and function properly
  • Perform minor painting, caulking, power washing, lubrication, and adjustments
  • Assist with irrigation system operation and repairs as needed
  • Repair or replace pumps for irrigation systems, pools, and spas
  • Identify and document missing sprinkler box covers and in-ground utility issues
  • Maintain property fencing, including windscreen installation as needed
  • Set up and break down furniture/equipment for meetings and community events
  • Assist in monitoring and coordinating with third-party contractorsRespond to work orders and service requests via email and mobile devices
  • Participate in hurricane/storm preparation and post-storm cleanup
  • Respond to after-hours emergency calls as directed by management
