Job summary

SHM LLC is seeking a hands-on Maintenance Technician to keep our Grand Rapids residential properties in top condition. You will handle routine repairs, on-call emergencies, and site safety to ensure a high quality living environment for residents.

The role requires a High school diploma or GED, 2+ years of maintenance experience, and ability to lift up to 50 lbs. Familiarity with Excel/Word/Outlook and RealPage is a plus.

Qualifications

• High school diploma or GED required.
• 2+ years of maintenance or related experience preferred.
• Able to lift up to 50 lbs and work in varied conditions (heights, tight spaces, weather).
• Basic computer skills: Excel, Word, Outlook; RealPage experience a plus.
• Trade school or industry certifications a plus.
• Professional appearance and strong work ethic.

Responsibilities

• Perform general repairs, preventative maintenance, and unit turnovers.
• Respond to maintenance requests and emergencies, including on-call support.
• Maintain HVAC systems, plumbing, electrical, and appliances.
• Keep grounds clean, including landscaping and snow removal.
• Ensure property is safe and meets code requirements.
• Use and maintain tools and equipment properly and safely.
• Prepare vacant units for new residents.
• Clean and maintain common areas.
• Order maintenance supplies as needed.
• Follow safety protocols and attend required training.
• Seasonal Pool maintenance and other operational tasks.
