Job summary

Dawn Homes Management LLC is seeking a Maintenance Technician to perform general maintenance, make-ready tasks for vacated units, and preventive maintenance across an apartment community in East Greenbush, NY. The role covers plumbing, electrical, HVAC, carpentry, and related upkeep to maintain property integrity.

Responsibilities include completing work requests, inspecting property condition, and providing customer service to residents.

Qualifications

• Ventor must demonstrate capability in plumbing tasks such as sweating copper, installing valves, repairing stems, re-plumbing sinks and clearing drains.
• Electrical skills including using multimeters, replacing breakers and wiring 3-way switches.
• HVAC proficiency to diagnose and repair split systems, heat pumps or boilers.
• Carpentry ability to hang cabinets, hang sheetrock, finish and patch surfaces.
• Ability to train peers is required.
• Safety-conscious work practices for working at heights or in confined spaces.
• Strong customer service orientation.
• Attention to detail and quality control under tight timelines.
• Initiative to identify and solve problems within established processes.
• Effective communication with managers, coworkers, vendors and residents.

Responsibilities

• Vacant Unit Make-Ready Execution: prepare newly vacated units including painting and minor repairs.
• Manage timely completion of work requests and keep projects on track.
• Communicate status of projects to supervisor and office staff.
• Regularly inspect buildings, grounds and vacant units to identify deficiencies.
• Perform snow removal duties and apply salt as needed.
• Provide professional customer service and uphold resident satisfaction standards.
• Other duties as assigned by management.

Maintenance Technician

Salary Range: $19.00 To $26.00 Hourly

Job Summary

Performs the general maintenance repairs, apartment make ready execution, and preventive maintenance of an apartment community. This includes but is not limited to the daily operations at the property in the areas of landscaping, carpentry, painting, fencing and roofing repairs, plumbing, light electrical as well as the performance of all routine and preventative maintenance required to maintain the physical integrity of the property.

Responsibilities include: (but are not limited to)

• Vacant Unit Make-Ready Execution: Executes the maintenance required to prepare newly vacated units for new move-in to include painting, minor plumbing, electrical, appliance and carpentry repairs
• Manages the process of completing work requests in a timely and effective manner
• Communicates status of work projects to supervisor and office management
• Overall Property Condition Maintenance: Conducts regular inspections of buildings, grounds, and vacant units to identify deficiencies and communicate concerns and issues with supervisor and office staff
• Performs snow removal duties and salting of properties on an as needed basis
• Customer Service: Provides customer service and supports the company’s commitment to go above and beyond residents’ expectations in a professional, can do manner
• Other duties as assigned

Required Skills and Experience:

Maintenance Technician I’s must possess at least three (3) of the following documented skills:

• High competency in plumbing (sweat copper, install valves, rebuild stems, replum sinks, clear drains)
• High competency in electrical (use multimeters, replace breakers, wire 3 way switches)
• High competency in HVAC (ability to diagnose and compete a variety of repairs for Split Systems, Heat Pumps, and/or boilers)
• High competency in carpentry (hang cabinets, hang sheetrock, finish & patch)
• Ability to train peers, required
• Ability to work safely in challenging places: climb ladders and work on elevated surfaces (i.e. clean gutters or work on roof top units) and/or work in confined spaces (i.e. access crawl space to work on plumbing), required
• High level of customer service, required
• Attention to detail and quality control under tight timelines
• Initiative to identify and to positively solve problems within established processes
• Ability to effectively communicate and interact with managers, co-workers, vendors and residents sufficient to exchange or convey information and to give or receive work direction
• Excellent interpersonal skills
• Outstanding organizational and time management skills with the ability to multitask
• Ability to be at work regularly and on time

Must have valid driver’s license & acceptable driving record

Reliable transportation required & may be required for business use

Ability to work weekends or extended hours as required, including on-call rotation
