Job summary

Cardinal Group in Omaha is seeking a Maintenance Team Member to protect and maintain our communities and enhance resident living. This role will handle work orders, perform routine upkeep, and support a safe, clean environment for residents.

You will participate in on‑call rotations, ensure pool/spa upkeep and safety, and follow all health and safety policies. This is a full‑time, non‑exempt position with benefits and potential bonus eligibility.

Qualifications

• 3-5 years of maintenance experience.
• Excellent customer service skills, attention to detail, and basic maintenance skills.
• Working knowledge of pool service and maintenance required.
• High school diploma or GED equivalent preferred.
• Ability to lift a minimum of 75 lbs and work 8‑12 hour standing shifts.
• Availability to work weekends and for on‑call emergencies.
• Capability to embody the Cardinal Culture and Cardinal Core Values daily.

Responsibilities

• Maintain the facility and grounds according to community objectives.
• Follow safe operation, maintenance, and repair practices for all facility equipment, including compliance with health, safety, and OSHA programs, policies, procedures, and reports.
• Respond to work orders promptly, including after‑hours on‑call maintenance requests, and participate in the on‑call rotation with the maintenance team.
• Assist with inspections of public areas and resident apartments to ensure proper maintenance and standards are achieved and sustained.
• Adhere to Cardinal Group, city, state, federal, and EPA air conditioning and refrigeration record‑keeping requirements for maintenance, service, repair, and disposal of equipment and refrigerant.
• Maintain pool and spa water chemistry and sanitation in accordance with health department, city, state, and federal procedures, practices, and record‑keeping requirements.
• Keep storage areas, tools, and equipment secure at all times.
• Participate in Cardinal U training as required.

Work Environment

Incumbents work inside and outside apartment buildings, in all areas of the property and amenities, and are frequently exposed to outside elements such as temperature, weather, odors, and landscape. Physical Demands

Ability to push, pull, lift, carry, or maneuver weights of at least 75 lbs.
