MAINTENANCE SUPERVISOR

Redwood Communities has assembled a best-in-class team managing a growing portfolio of properties, working closely with government agencies and non-profit organizations to improve community living standards.

Responsibilities

1. Provide direction and support to maintenance technicians on site.
2. Receive and complete maintenance requests in apartments, common areas, or exteriors.
3. Conduct daily property inspections with maintenance staff.
4. Manage work orders: enter, review, and schedule.
5. Perform repairs including painting, drywall, electrical, appliances, plumbing, furniture moving, and pest control assistance.
6. Coordinate with the community manager to ensure vacant units are rent-ready within 14 days.
7. Develop and implement preventive maintenance plans for equipment and systems.
8. Monitor building systems such as fire control and water to ensure proper functioning.
9. Conduct ground maintenance for curb appeal.
10. Perform janitorial duties inside and outside.
11. Purchase necessary supplies and equipment for routine maintenance.

Qualifications

1. Minimum 5 years’ experience as a maintenance supervisor.
2. Energetic team player, self-starter, proactive, able to work with minimal supervision.
3. Strong ethics and integrity.
4. Ability to work effectively with diverse populations.
5. Excellent written and verbal communication skills.
6. Strong customer service orientation.
7. Proficiency with Microsoft Outlook, Word, and Excel.
8. Knowledge of custodial and maintenance manuals.
9. Ability to assess emergencies and respond appropriately.
10. Experience maintaining multiple locations.
11. Valid driver’s license and ability to operate vehicles up to 20 feet.
12. Ability to lift loads up to 50 pounds.
