MAINTENANCE SUPERVISOR

Responsibilities
- Provide direction and support to maintenance technicians on site.
- Receive and complete maintenance requests in apartments, common areas, or exteriors.
- Conduct daily property inspections with maintenance staff.
- Manage work orders: enter, review, and schedule.
- Perform repairs including painting, drywall, electrical, appliances, plumbing, furniture moving, and pest control assistance.
- Coordinate with the community manager to ensure vacant units are rent-ready within 14 days.
- Develop and implement preventive maintenance plans for equipment and systems.
- Monitor building systems such as fire control and water to ensure proper functioning.
- Conduct ground maintenance for curb appeal.
- Perform janitorial duties inside and outside.
- Purchase necessary supplies and equipment for routine maintenance.
Qualifications
- Minimum 5 years’ experience as a maintenance supervisor.
- Energetic team player, self-starter, proactive, able to work with minimal supervision.
- Strong ethics and integrity.
- Ability to work effectively with diverse populations.
- Excellent written and verbal communication skills.
- Strong customer service orientation.
- Proficiency with Microsoft Outlook, Word, and Excel.
- Knowledge of custodial and maintenance manuals.
- Ability to assess emergencies and respond appropriately.
- Experience maintaining multiple locations.
- Valid driver’s license and ability to operate vehicles up to 20 feet.
- Ability to lift loads up to 50 pounds.
