Job Description

Elmington Property Management is seeking an experienced Maintenance Supervisor in Indianapolis, IN for a beautiful property.

A Day in the Elmington Life: As the Maintenance Supervisor, you will oversee the entire maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests. A strong background in HVAC, plumbing, electrical, and general carpentry is essential.

To be successful, you will need to:

  • Be customer service focused.
  • Supervise the workflow for the service staff and delegate workload.
  • Meet and exceed budget expectations for expenditures.
  • Order supplies, materials, and tools as needed.
  • Diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
  • Address landscaping, snow/ice removal issues.
  • Communicate effectively with coworkers, even in difficult situations.
  • Perform service requests promptly and correctly.
  • Operate computers and technological devices to access email and company software.
  • Execute Elmington's service work orders and vacant turn times effectively.
  • Be a proven leader, forward thinker, innovative, and driven.

The Essentials:

  • Minimum 2 years of property maintenance and/or maintenance supervision experience.
  • Effective communication skills.
  • Maintain the physical condition of the property.
  • Utilize hand tools and power tools.
  • Perform building maintenance and repairs.
  • Respond to issues outside of normal work hours when required.
  • Accurately report all worked hours by clocking in and out appropriately.
  • Follow all company policies and procedures.
