Position Overview
Insite Property Solutions, a boutique full-service property management company, is seeking a highly motivated Maintenance Supervisor for our new build-to-rent community, The Residences at McCormick Village, in Port Orchard, WA.
The Maintenance Supervisor oversees daily maintenance to ensure the property's well-maintained condition. This role involves collaboration with the community director, regional maintenance manager, property owners, and team members. The ideal candidate is skilled in repairs, unit turns, cleaning, vendor communication, scheduling, and budgeting, with strong leadership, customer service, time management, and communication skills.
Initially, the role includes punch work during construction, transitioning to property management duties as homes are completed throughout the year.

Responsibilities
  • Respond to after-hours emergency calls.
  • Supervise daily activities of maintenance staff, including porters and technicians.
  • Implement policies, standards, procedures, and programs for property maintenance.
  • Manage maintenance projects and cleaning tasks.
  • Address maintenance and custodial issues promptly.
  • Conduct property walk-throughs for maintenance, safety, and preventative measures.
  • Perform unit turns, including appliance servicing, plumbing, electrical work, lock re-keying, bulb replacement, and painting.
  • Order and inventory maintenance supplies within budget.
  • Review and negotiate bids for outside services.
  • Maintain equipment and facility standards per warranties and manufacturer guidelines.
  • Inspect units and common areas for safety and compliance, reporting deficiencies.
  • Manage resident work orders professionally and timely.
  • Record work orders daily in YARDI.
  • Maintain professionalism with residents and staff.
  • Ensure safety practices and OSHA compliance.
  • Support construction during initial phase, including punch list completion, carpentry, site cleaning, manual labor, and tool organization.
Qualifications
  • Minimum 3 years residential/multifamily maintenance experience.
  • 1 year supervisory experience preferred.
  • Excellent time management, problem-solving, and interpersonal skills.
  • Self-starter with ability to multitask under deadlines.
  • Reliable transportation, valid driver’s license, and insurance.
  • Proficient in Microsoft Office.
  • High school diploma or equivalent; 4-year degree preferred.
  • Physical ability to perform job duties.
  • Reliable, organized, motivated professional.
Pay Range
  • $29.00 - $34.00 per hour, based on experience and qualifications.
Additional Compensation
  • Quarterly bonus potential of 3.75% (total 15% annually).
