We are seeking a Maintenance Supervisor for our Element location in Kansas City, MO, a community with 276 units. The role involves overseeing all general maintenance activities, including routine, preventive, and turnover maintenance, to ensure the property's optimal condition.

Schedule

Monday - Friday, 8AM - 5PM, with occasional on-call rotation with additional pay.

Responsibilities

• Repair building exterior, grounds, mechanical, plumbing systems, etc.
• Manage schedules for maintenance, landscaping, cleaning, painting, and turnovers
• Implement preventive maintenance programs
• Supervise contract work and ensure quality
• Prepare vacated apartments for showing and renting
• Serve as on-call emergency contact, including nights and weekends
• Operate within budget and report variances
• Maintain inventory of tools, furniture, and accessories
• Attend trade meetings and seminars when possible

Minimum Qualifications

• 3+ years in apartment maintenance
• 6+ months in multi-family or institutional work order environment
• EPA and HVAC Certifications required
• CPO Certification preferred
• Knowledge of plumbing, appliances, and make-ready processes
• High school diploma or equivalent (college/trade school preferred)
• Certifications such as CAMT, boiler license, electrical, plumbing, first aid are a plus
• Ability to troubleshoot HVAC, plumbing, electrical, appliances, pool/spa systems
• Basic computer skills preferred
• YARDI experience preferred

Physical Demands

Requires activity involving standing, bending, crouching, lifting, climbing stairs/ladders, and moving loads.
