Job description

Position Overview

Insite Property Solutions, a boutique full-service property management company, is looking for a highly motivated Maintenance Supervisor for The (104) community in Bothell, WA and Juanita Creek in Kirkland, WA.

The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance of The (104) and Juanita Creek to ensure the properties are well-maintained and will work closely with the community director, regional maintenance manager, property owners, and team members to ensure successful operations. The ideal candidate is skilled in all areas of property management maintenance including repairs, unit turns, cleaning, vendor communication/scheduling and budgets and is an enthusiastic leader with excellent customer service, time management, and communication skills.

Responsibilities

  • Supervise and direct the daily activities of the maintenance team, including porters and maintenance technicians (if applicable).
  • Carry out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property.
  • Initiate, perform, and manage maintenance projects including cleaning.
  • Ensure that maintenance and custodial issues are attended to in a timely fashion.
  • Perform walk-through of properties to ensure that immediate maintenance and custodial issues are attended to in a timely fashion. Walk-through inspections should also include preventative maintenance to safeguard against foreseeable maintenance issues.
  • Perform unit turns including but not limited to: servicing appliances, plumbing and electrical, replace old or faulty parts, re-key locks, replace burnt out light bulbs, and interior painting.
  • Order and take inventory of maintenance supplies within the limits of the properties’ budgets and at the most effective cost.
  • Obtain, review, and negotiate competitive bids for outside contract services.
  • Maintain an inventory of supplies to ensure prompt repair and replacement of various items.
  • Ensure that all common area facilities and related equipment are maintained in accordance with all warrantees and manufacturers’ specifications (pools, spas, elevators, HVAC, etc.).
  • Periodically inspect all units, buildings, and common areas to ensure that fire department guidelines are followed, common area lighting is working and common areas are safe and free of hazards. Report deficiencies to Community Director and take appropriate action.
  • Address and follow up as necessary on all residents’ work order requests in a timely and professional manner.
  • Enter completed work order information into YARDI daily.
  • Consistently maintain a professional, courteous attitude when dealing with residents and coworkers.
  • Must ensure that all maintenance, custodial, and groundskeepers are working with the utmost consideration to safety and safe practices.
  • Must ensure that the property is compliant with OSHA standards.

Qualifications

  • Minimum of 3 years residential/multifamily property maintenance experience required
  • 1 year supervisory experience preferred
  • Have excellent time management, problem solving, and interpersonal skills
  • Must be a self-starter who can multitask and achieve high-quality results under tight deadlines and changing work priorities
  • Willingness to travel throughout portfolio at times
  • Must have reliable transportation, valid drivers license, and vehicle liability insurance
  • Must have a working knowledge of Microsoft Office Suite
  • 4-year degree or related coursework preferred; high school diploma or equivalent required
  • Must be able to perform the physical demands of the job with or without reasonable accommodations
  • Must be a reliable, motivated, organized professional

Pay Range

  • $29.00 - $36.00 per hour

The placement within the range is based on factors such as prior property management experience, size of property/team, education/training, and work performance.

Additional Compensation

  • Bonus Potential: Quarterly bonus potential of 3.75% (total of 15% annually)

Schedule:

  • 8 Hour Shift
  • Schedule will tentatively be Tuesday-Saturday. Days off: Sunday/Monday. Days off are subject to change based on business needs, but will consistently be 2 consecutive days off.
  • Rotating after-hours on call schedule to respond to emergencies or urgent time-sensitive maintenance tasks at the communities in our portfolio
