Maintenance Supervisor at Sunspring Apartments – $29/hour, paid weekly. Full-time role overseeing maintenance operations. Must have strong leadership and repair skills.

POSITION SUMMARY:
Responsible and accountable for curb appeal, physical maintenance, and personnel on a daily basis.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Monitor maintenance expenses and ensure they are below budget.
- Perform daily inspections of community grounds.
- Conduct turn (painting, cleaning, maintenance of all vacant units).
- Complete all maintenance requests in a timely manner.
- Prepare all vacant units for occupancy.
- Perform preventative maintenance activities.
- Maintain landscaping, bushes, trees, and lawn.
- Perform snow removal of community sidewalks.
- Maintain logs of weather and snow removal efforts.
- Keep records of maintenance performed in all units and at the site.
- Maintain all tools, equipment, and replacement parts in working condition.
- Provide and maintain own set of personal tools.
- Sweep, clean, and maintain all common areas.
- Supervise contractors working at the site.
- Provide emergency resident support after office hours.
- Maintain resident and apartment preventative maintenance records.
- Service and maintain all common amenities.
- Conduct quarterly unit inspections.
- Perform physical maintenance of the community, including inspections, reporting, and financial responsibilities.
- Ensure curb appeal through landscaping, lawn care, snow removal, and trash collection.
- Supervise personnel, including training and evaluation.
- Perform other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
- High school diploma or GED
- 1-2 years of experience
- HVAC/EPA Certification Preferred
- Language Skills – Ability to read, write, speak, and interpret instructions and information.
- Math Skills – Ability to perform basic arithmetic and interpret graphs.
- Reasoning Skills – Ability to follow detailed instructions and solve problems with few variables.
- Computer Skills – Basic experience with MS Outlook.
TRAINING REQUIREMENTS:
- Attend annual fair housing class.
- Engage in ongoing professional development.
PHYSICAL DEMANDS:
- Rarely sit, climb, balance, or lift up to 75 pounds.
- Regularly stand, walk, use hands, reach, stoop, kneel, crouch, crawl, bend, talk, and hear.
- Requires close and distance vision, with the ability to adjust focus.
WORK ENVIRONMENT:
- Typically work in environments with moderate to loud noise levels.
- Rarely work in wet/humid conditions, near moving mechanical parts, high places, fumes, chemicals, or electrical hazards.
- Occasionally work outdoors in various weather conditions.
