Qualifications

• Minimum 1–2 years in a supervisory facility maintenance role.
• Experience in multi-family property maintenance preferred.
• EPA certification highly preferred; CPO knowledge a plus.
• Valid driver’s license and insurance required.
• Strong organizational and communication skills.

Responsibilities

• Prepare vacant apartments for move-in.
• Complete property work orders with prompt, friendly service.
• On-call responsibilities on a rotated schedule.
• Follow preventative maintenance guidelines.
• Lead and develop the maintenance staff.
• Plan daily work schedules for staff.
• Oversee grounds, custodial, and emergency maintenance.
• Maintain relationships with suppliers and vendors.
• Direct HVAC, plumbing, electrical, appliances repairs.
• Support safety policies and asset preservation.
• Collaborate with the Property Manager on planning.
• Oversee large capital projects.

The Maintenance Supervisor safeguards the interests of the owners by maintaining the physical condition of the property and equipment according to company guidelines and standards, protecting the property and equipment from damage, loss and deterioration. This position assesses and directs the service staff and should make recommendations to ownership regarding cost containment and asset preservation. Our ideal candidate will be mechanically inclined, team oriented and have a strong work ethic.

Responsibilities will include but are not limited to:

• Prepare vacant apartments home.
• Complete property work orders while providing efficient, friendly service.
• Accept on-call responsibilities (rotated schedule).
• Follow preventative maintenance guidelines.
• Team building and development of the maintenance staff.
• Establishes daily work schedules for maintenance staff.
• Assist in all aspects of the property's maintenance, including grounds, custodial, preventative, corrective, deferred, and emergency maintenance.
• Maintain relationships with suppliers, vendors and professionals servicing the Company or property.
• Use different skillsets: such as, HVAC, plumbing, electrical, appliance and all other service requests.
• Implement and uphold community policies and safety procedures.
• Maintain property operations and the physical asset.
• Lead maintenance team while collaborating with the Property Manager.
• Planning maintenance scheduled and task assignments.
• Overseeing large scale capital projects.

Qualifications:

• Facility Maintenance background; 1-2 years in a supervisory role required
• Prior multi‑family experience; preferably 2+ years
• Valid Driver's License with valid insurancerequired
• Hard worker with strong organization and communication
• Conflict resolution skills
• Must be a self-starter and self motivated
• EPA Certifiedhighlypreferred
• Knowledge of pools, CPOhighlypreferred
• Strong leadership and customer service
• Extensive knowledge of plumbing, appliance repair, water heaters, a/c units, furnaces
• The ideal candidate will be mechanically inclined, be available for on-call purposes, and have the flexibility and ability to work weekends when necessary.
