Job description

The Maintenance Supervisor will lead and mentor the Maintenance Team, and oversee the Maintenance and Capital Improvement needs of an assigned FPI managed site, with the goal of meeting the Client's expectations within the operating capital budget and management agreement.

• Driving a site-owned golf cart is required; a valid unrestricted U.S. Driver's License is necessary.

Pay: $29 / Hour

DUTIES AND RESPONSIBILITIES
  • Manage a team of Maintenance personnel, including Technicians, Groundskeepers/Porters, Housekeepers/Cleaners, and oversee their performance.
  • Implement daily and preventative maintenance programs to ensure the property's proper, safe, and economical condition.
  • Inspect the property and common areas daily to identify maintenance issues.
  • Complete maintenance requests within 24 hours.
  • Change all air-conditioning filters at least every six months and during apartment turnovers.
  • Conduct semi-annual inspections of all apartments.
  • Follow a preventative maintenance schedule.
  • Provide on-call emergency maintenance during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Perform inspections and repairs on vacant apartments to ensure readiness for new tenants.
  • Maintain and repair community equipment.
  • Keep maintenance shops and storage areas organized and compliant with safety regulations.
  • Secure inventory, parts, and equipment properly.
  • Maintain an inventory of repair parts within budget limits.
  • Wear provided uniforms during work hours.
  • Provide necessary small tools for routine maintenance.
  • Ensure timely completion of maintenance duties to control labor costs.
  • Comply with all FPI policies and procedures.
  • Perform additional duties as assigned by the Community Director.
Qualifications
  • At least 2 years' experience in a leadership role, preferably in Residential Property Management, hotel, facilities maintenance, or construction.
  • High School diploma or equivalent; industry certifications (e.g., CAMT, NAHMS, NAHMT) are preferred.
  • Ability to wear a respirator and be medically cleared for duty, complying with facial hair policies.
  • Proficient in English reading, writing, and speaking.
  • May need to provide and maintain personal tools.
  • Proficient in MS Office, Google Apps, property management software, email, and internet use.
