Multifamily Property Management

The Maintenance Supervisor will lead and mentor the Maintenance Team, oversee maintenance and capital improvement needs of an assigned FPI managed site, and ensure the expectations of the Client are met within the operating capital budget and management agreement.

Pay: $22 - $24 / Hour

Duties and Responsibilities
  • Manage a team of Maintenance personnel, including Technicians, Groundskeepers/Porters, and Housekeepers/Cleaners, and oversee their performance.
  • Implement daily and preventative maintenance programs to keep the property in optimal condition.
  • Inspect the property and common areas daily to identify maintenance issues.
  • Complete maintenance requests within 24 hours.
  • Change air-conditioning filters every six months and upon apartment turnover.
  • Conduct semi-annual apartment inspections.
  • Follow a preventative maintenance schedule.
  • Provide on-call emergency maintenance services during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Inspect and repair vacant apartments to ensure readiness for new tenants.
  • Perform repairs on community-owned equipment.
  • Maintain orderly maintenance shops and storage areas complying with safety regulations.
  • Secure parts, inventory, and equipment properly.
  • Maintain inventory within budget limits.
  • Wear provided uniforms during work hours.
  • Provide necessary small tools for routine maintenance.
  • Ensure timely completion of tasks to minimize labor costs.
  • Follow all FPI policies and procedures.
  • Perform additional duties as assigned by the Community Director.
Qualifications

Minimum Requirements:

  • At least 2 years of leadership experience in residential property management or related fields like hotel maintenance, facilities maintenance, or construction.
  • High School diploma or equivalent; industry certifications preferred (e.g., CAMT, NAHMS, NAHMT).
  • Valid driver’s license, good driving record, current insurance, and an operable vehicle meeting FPI standards.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficient in English (speaking, reading, writing).
  • Ability to provide and maintain own tools if required.
  • Proficient in MS Office, Google Apps, property management software, email, and internet.
