Job Title: Maintenance Supervisor

Reports To: Director of Housing and Residence Life

Location: The Summit at Queens College, Queens College, Flushing, NY

Compensation: $73,000.00 - $77,000.00 per year and a comprehensive benefits package

FLSA Status: Exempt

Summary:

The Maintenance Supervisor is responsible for coordinating and supervising maintenance staff and contractors in maintaining buildings, grounds, and equipment for a student apartment community. Responsibilities include general maintenance, HVAC, electrical, plumbing, landscaping, pool maintenance, supervision of trades, on-call duties, budgeting, and ensuring customer satisfaction. Presenting a professional image in all interactions is essential.

Duties and Responsibilities:
  • Supervise Maintenance Technicians, Student Maintenance Assistants, and custodial vendors, including hiring, training, and evaluations.
  • Manage communication regarding maintenance, facility issues, and community topics.
  • Develop and implement maintenance programs for interior and exterior repairs.
  • Oversee pest control efforts, including bedbug prevention and eradication.
  • Respond to maintenance requests within 24 hours.
  • Supervise contractors for renovations and repairs, inspecting work for quality.
  • Oversee HVAC inspections and filter changes as per manufacturer guidelines.
  • Assist in creating and participating in the on-call duty schedule.
  • Maintain the work order system and assist with budget preparation and bid reviews.
  • Perform minor repairs such as furniture repair, painting, plumbing, appliance repair, lock changes, and electrical work.
  • Monitor site systems including garage gates, boilers, fire alarms, access doors, and camera systems.
  • Coordinate scheduling of contractors and staff during the turn process.
  • Inspect units when vacated for damages throughout the year.
  • Ensure quality workmanship from staff and contractors.
  • Maintain inventory and organize maintenance storage and office spaces.
  • Order parts, appliances, and furniture to maintain stock levels.
  • Conduct daily site inspections and monthly property inspections.
  • Oversee snow removal during winter months.
  • Perform other duties as assigned.
Qualifications:
  • High school diploma or GED.
  • Experience in supervision and general maintenance or facilities management (2-3 years).
  • Experience in student housing or facilities management preferred.
  • HVAC certification required.
  • Ability to lift up to 50 lbs and navigate stairs.
  • Strong multitasking skills.
  • Availability for on-call rotation with a response time of 45 minutes for emergencies.
  • Proficiency in troubleshooting and diagnostics.
  • Excellent verbal communication skills.
Work Environment and Physical Demands:

The work environment is moderate to high-paced with typical noise levels. The physical demands include sitting, using hands, walking, climbing stairs, reaching, standing, stooping, kneeling, crouching, crawling, and lifting up to 50 pounds. Reasonable accommodations will be provided as needed.
