Maintenance Supervisor - New Acquisition

Responsibilities

• Oversee all service operations to meet operational goals.
• Complete work orders including repairs and replacements of appliances, plumbing, HVAC, electrical systems, etc.
• Provide quality customer service to residents.
• Train maintenance team members and encourage their development.
• Contribute to performance reviews and resident feedback.
• Assist in recruiting and interviewing maintenance staff.
• Organize maintenance shop and maintain property appearance.
• Research and evaluate maintenance products.
• Schedule and supervise in-house and vendor work.
• Manage work orders, response times, and inventory supplies.
• Maintain a safe, healthy, and accident-free environment, complying with OSHA standards.
• Oversee unit turns and renovations within set timeframes.
• Inspect apartments upon move-out to assess damages.
• Perform additional duties as assigned.

Minimum Qualifications

• At least 8 years of general maintenance and 3 years in the apartment industry.
• Management experience.
• EPA Universal certification.
• Trade skills in plumbing, electrical, HVAC, drywall, painting, roofing, appliances, etc.
• Trade licensing preferred.
• Proficient with computers and basic software.
• Owns a toolkit.
• Lives within 30 minutes of the property.
• Reliable transportation and ability to participate in rotating on-call schedule.
• Physical ability to lift up to 50 pounds.
