Base pay range

$75,000.00/yr - $83,200.00/yr

Are you a hands-on leader with a passion for operational excellence and team development? Our client is seeking a Lease-Up Service Supervisor to lead and oversee all mechanical, technical, and maintenance operations for a new residential property. This role plays a crucial part in ensuring the property’s performance, safety, and aesthetic standards meet and exceed expectations from day one. Key Responsibilities:

  • Provide leadership and support to the service team, fostering a collaborative and performance-driven culture
  • Oversee and manage all resident-generated work orders
  • Conduct routine inspections and ensure timely repairs for optimal property upkeep
  • Maintain high standards of property appearance, cleanliness, and functionality
  • Manage the full make-ready process for new move-ins, including inspections and vendor coordination
  • Implement inventory control systems and manage equipment and supply orders
  • Enforce compliance with OSHA, safety, and environmental regulations
  • Prepare and monitor maintenance and capital expense budgets
  • Supervise hiring, training, and performance evaluation of maintenance staff
  • Troubleshoot and repair a variety of building systems including HVAC, plumbing, electrical, and appliances
  • Operate and maintain fire alarm, life safety systems, and energy management programs
  • Participate in broader regional initiatives and support company-wide goals

Qualifications:

  • High school diploma or equivalent; relevant technical training a plus
  • Minimum of 2 years in property maintenance management
  • Strong preference for experience with new development/new construction
  • Proficiency with property management software; Entrata experience a strong plus
  • Required certifications (or ability to obtain within 6 months):
  • Solid technical knowledge of HVAC, plumbing, electrical, carpentry, and appliances
  • Proficiency in Microsoft Office and general computer systems
  • Demonstrated leadership, problem-solving, and customer service skills

Physical & Work Environment Requirements:

  • Ability to lift 25 lbs. or more and work in physically demanding environments
  • Work indoors (80%) and outdoors (20%) as needed
  • Able to climb ladders, access crawl spaces/roofs, and perform tasks requiring manual dexterity
  • Willingness to work on-call, weekends, holidays, and flexible shifts based on business needs
