What You’ll Do:

The Maintenance Supervisor will work under the supervision of the Community Manager and will be responsible for:

  • Implementing and supervising the preventive maintenance system to preserve and maintain all buildings and equipment, including property housekeeping, maintenance requests, vacancy preparation, and training of Maintenance Technicians.
  • Providing coverage for emergencies and coordinating absences with the Community Manager.
  • Inspecting buildings and grounds, reporting deficiencies, and ensuring timely repairs.
  • Supervising Maintenance Technicians and other maintenance staff, providing guidance and performance reviews.
  • Ensuring the completion of work orders and proper documentation.
  • Maintaining the maintenance shop and inventory, purchasing supplies, and overseeing the project vehicle.
  • Participating in budgeting and bid processes.
  • Assisting with inspections (REAC, management reviews, etc.) and ensuring compliance with safety and regulatory standards.
  • Managing incident reports and security of keys.
  • Addressing emergencies and after-hours responsibilities as needed.
Requirements:
  • High school diploma or equivalent; 3-4 years of relevant experience can substitute.
  • Experience as a Maintenance Supervisor, preferably in property maintenance.
  • Knowledge of boilers, appliances, electrical, plumbing, carpentry, HVAC, or fire protection is beneficial.
  • Effective communication skills, valid driver's license, and reliable transportation.
  • Availability for on-call duties, understanding of OSHA and safety regulations.
  • Schedule: Full-time, 8 am-4 pm or 9 am-5 pm. Resident onsite after probation, utilities included except electric.
  • Experience working with boilers or appliance diagnostics is a plus.
Physical/Working Requirements:
  • Ability to work indoors and outdoors, lift up to 55 pounds, and perform physical activities such as walking, climbing, and working at heights.
  • Potential contact with bloodborne pathogens or bodily fluids.
