We are seeking a Maintenance Supervisor for our Indigo community located in Bloomington, MN, which comprises 395 units.

Job Details

The Maintenance Supervisor is responsible for all general maintenance tasks within the apartment community. This includes routine and preventive maintenance, turnover maintenance, and other duties to uphold the property's standards.

Schedule: Monday - Friday, 8:00am-4:30pm, with rotating on-call duties compensated additionally.

Responsibilities
  • Repair of building exterior, grounds, mechanical, plumbing systems, etc.
  • Establish and maintain schedules for maintenance, landscaping, cleaning, painting, and turnovers.
  • Implement and follow preventive maintenance programs.
  • Supervise contract work and ensure quality.
  • Prepare vacated apartments for showing and leasing.
  • Serve as on-call emergency contact as scheduled.
  • Operate within budget and report variances.
  • Maintain inventory of tools, furniture, and accessories.
  • Attend trade association meetings and seminars when possible.
Minimum Qualifications
  • 3+ years of general maintenance experience.
  • 6+ months in a multi-family or institutional environment.
  • High school diploma or equivalent; college/trade school preferred.
  • Certifications such as CAMT, boiler license, EPA, CPO, electrical, plumbing, first aid are preferred.
  • Ability to troubleshoot HVAC, plumbing, electrical, appliances, and community systems.
  • Basic computer skills preferred.
  • YARDI experience preferred.

Physical Demands: Must handle activities involving standing, bending, crouching, lifting, climbing stairs/ladders, and moving loads.
