Scope

Plan, organize, and supervise the maintenance and rehabilitation of over 250 housing units. Ensure quality control of interior and exterior spaces to provide safe, decent, and affordable housing environments. Perform maintenance work necessary for the upkeep and operation of buildings, grounds, and equipment.

Accountability

Directly responsible to the Housing Manager with accountability to the Regional Property Manager I.

Essential Duties and Responsibilities
  • Understand and implement OCHA policies, procedures, and all applicable federal and state regulations related to maintenance.
  • Coordinate with the Maintenance Program Coordinator to ensure timely unit turnover, staff training, and proper ordering of supplies.
  • Manage inspections, maintenance work, and compliance with HUD and OCHA standards.
  • Develop and oversee the annual maintenance plan and budget.
  • Supervise, train, and monitor maintenance personnel, ensuring preventative maintenance and repair schedules are followed.
  • Manage inventory and procurement of maintenance supplies and equipment.
  • Oversee unit inspections, tenant move-ins/outs, and recommend modernization efforts.
  • Enforce safety procedures and ensure personnel compliance with safety regulations.
  • Maintain logs, warranties, and documentation for equipment and systems.
  • Coordinate emergency maintenance and respond to urgent situations.
  • Assist with hiring, evaluations, and disciplinary actions of staff.
  • Perform other duties as assigned by the Housing Manager.
Working Conditions

Office and field environment with possible exposure to weather, dust, noise, fumes, and hazards. May involve emergency and irregular work hours.

Qualifications Required
  • High School diploma or equivalent, with additional vocational training preferred.
  • Minimum six years of maintenance/construction experience with supervisory duties.
  • Ability to read blueprints and communicate technical information clearly.
  • Ability to work with diverse individuals and accomplish tasks independently.
  • Valid Oklahoma Driver License with acceptable record.
  • Willingness to perform on-call emergency work, including after-hours, weekends, and holidays.
