Maintenance Supervisor I

Overview

The Maintenance Supervisor is responsible for maintaining the physical integrity of the property at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The role anticipates, identifies, and corrects any and all problems involving the property and implements procedures to prevent such issues.

Responsibilities

The Maintenance Supervisor conducts all business in accordance with Gates, Hudson & Associates, Inc.’s policies and procedures, state and federal laws, including OSHA, ADA, and Fair Housing.

Financial
  • Ensure compliance with procurement policies and use of approved vendors/contractors.
  • Assist with prioritization of capital improvement projects.
Personnel
  • Recruit and recommend maintenance applicants.
  • Provide training and supervise maintenance technicians.
  • Schedule personnel with the Property Manager for 24/7 emergency coverage.
  • Maintain payroll records and provide information to the Property Manager.
  • Ensure employees report in uniform.
  • Instruct staff on safety gear usage.
Administrative
  • Meet reporting deadlines and maintain an activity calendar.
  • Update logs, manuals, and handbooks as required.
  • Provide monthly water consumption readings under the Energy Management Program.
  • Maintain security systems for keys, beepers, radios, etc.
  • Implement inventory and stock control for parts and tools.
  • Mark company-owned equipment with property name and contact.
  • Provide instruction booklets for tools and equipment.
Resident Service / Resident Retention
  • Handle resident requests promptly and prioritize per policy.
  • Follow up on repair orders and service requests to ensure resolution.
Preventive Maintenance
  • Maintain records on preventive maintenance, service requests, expenditures, etc.
  • Schedule and perform routine maintenance on equipment.
  • Inspect and maintain tools in excellent condition.
  • Implement the preventive maintenance program per GH policy.
Routine Maintenance
  • Ensure Repair Order System implementation.
  • Perform spot inspections for quality and cleanliness.
  • Oversee turnover/renovation to ensure rent-ready apartments.
  • Ensure contractors meet specifications and report shortcomings.
  • Work with contractors to obtain quality performance.
Safety
  • Conduct scheduled safety meetings.
  • Maintain knowledge of EPA and OSHA regulations for hazardous materials.
  • Correct unsafe conditions promptly.
  • Promote safety and security measures to reduce liability.
Qualifications
  • High school diploma/GED required.
  • 3-5 years of experience as a Maintenance Technician, preferably residential.
  • 1-3 years as a Maintenance Supervisor.
  • CFC Type 2 or Universal certification required.
  • Proficient in plumbing, electrical, HVAC, carpentry, locksmithing, painting, dry-wall repair, and snow removal.
  • Available for on-call emergencies.
  • Own reliable transportation for emergencies.
