Job summary

Student Quarters is seeking a Maintenance Supervisor to oversee day‑to‑day maintenance operations for assets in our community. You will organize service requests, run a preventative maintenance program, manage staff, and ensure compliance with safety standards.

The role requires strong supervisory experience, hands‑on maintenance skills, and the ability to coordinate with residents and management to keep the property in top condition. Excellent customer service is essential.

Qualifications

  • High school diploma or equivalent.
  • Ability to read and write in English for safety and productivity.
  • Ability to perform basic mathematical calculations accurately.
  • Must pass a background check.
  • Must pass a Maintenance Supervisor Assessment.
  • Must reside within 30 miles of the assigned property.
  • Valid driver’s license and current automobile insurance required.
  • Must have a reliable personal vehicle to perform job duties.

Responsibilities

  • Assist General Manager in the management of an excellent customer service program.
  • Manage a high‑quality maintenance team through recruitment, training, motivation, and development programs.
  • Prioritize and assign service requests to the maintenance team; monitor daily completion and follow up on outstanding items.
  • Inspect grounds, buildings, and other community features daily to minimize liability and ensure curb appeal.
  • Maintain a preventive maintenance program to extend asset life and minimize future repairs.
  • Identify and implement energy‑saving measures that promote conservation.
  • Manage maintenance supply inventory within budget guidelines.
  • Oversee safety standards and OSHA guidelines in the maintenance shop and work areas.
  • Direct workers to perform maintenance/repairs during turn events within budget; supervise vendors and contractors.
  • Prepare vacant units for marketing through restoration and cleaning.
  • Direct maintenance work based on manufacturer recommendations and operating manuals.
  • Address resident and employee concerns promptly and professionally.

Job Type: Full-time, Exempt/Salaried

Work Location: One location, On-site

Compensation: $30.00 - $34.00 per hour.

Direct Reports: Managing two or more Full‑time direct reports

Summary: Responsible for maintenance operations of assets, including organization of service requests, preventative maintenance program, personnel management, compliance with safety standards, and customer service.

Schedule: Monday‑Friday, 8‑hour shifts, and on‑call. Some weekend and night shifts may also be required from time to time.

Role & Responsibilities
  • Assist General Manager in the management of an excellent customer service program
  • Manage a high‑quality maintenance team through the implementation of effective recruitment, training, motivation, and development programs
  • Prioritize and assign service requests to the maintenance team. Monitor daily completion of service requests and follow up on any outstanding items. Assist in the completion of service requests as necessary.
  • Inspect grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all times
  • Must possess basic knowledge of local and state codes for permitting, signing ordinances, and pool regulations
  • Maintain a preventive maintenance program that extends the asset's life while minimizing future repairs.
  • Identify and implement energy‑saving measures that promote conservation
  • Manage maintenance supply inventory while adhering to budget guidelines
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Maintain hazard communications program; Teach and promote safe work practices
  • Assist residents with the move‑in/ move‑out process.
  • Responsible for the key control program as outlined in the SQ policy manual
  • Schedule and direct workers to perform all maintenance/repairs related to turn events within budgeted guidelines. Supervise all vendors and contractors throughout the turn process
  • Supervise the maintenance team in preparing vacant units for marketing including restoration and cleaning
  • Direct workers in the performance of scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals
  • Address resident and employee concerns and resolve issues in a timely and professional manner
  • Maintain accurate records at all times
  • Assist with the general upkeep and cleaning of the office, common areas, and model as needed
  • Work with the Regional Director and the General Manager to obtain bids for capital improvements
  • Work with the General Manager to maximize the performance of the property within budget guidelines
  • Participate in on‑call emergency rotation
  • Directs workers in the maintenance of all amenities, including the clubhouse, fitness center, and swimming pool
  • Assist the General Manager with conducting performance appraisals for the maintenance team
  • Adhere to dress code requirements
  • Perform additional tasks and responsibilities as required
Qualifications & Requirements

Certifications & Licenses
  • EPA Certification (Type I and II) required
  • Additional licenses and certifications as required by local, state, or federal law
Skills & Equipment
  • Must supply basic hand tools (not provided by the community)
  • Ability to safely operate general maintenance equipment, including but not limited to:
    • Hand tools, Ladders, Refrigerant recovery units, Landscaping equipment, Required safety equipment
  • Must use all equipment in a manner that ensures the safety of self, coworkers, and residents
  • Must wear appropriate safety gear, including proper footwear (work boots)
Experience (Preferred)
  • 1 year of supervisory experience
  • 1 year of maintenance experience
Must be able to diagnose problems and repair the following
  • Major appliances
  • HVAC, including EPA Certification
  • Intermediate electrical (when no license is required)
  • Sheetrock
  • Pool care (if required by the community)
  • Roofs and gutters
  • Painting
  • General irrigation maintenance and repairs
  • Landscaping
  • Foundation/sidewalk repairs
  • Ice/snow removal
  • Golf carts and small engine maintenance
Physical Activities
  • Maintenance Supervisors spend approximately 60–70% of their time performing hands‑on repairs and maintenance tasks
  • The remaining time is dedicated to supervising team members and contractors, as well as managing administrative responsibilities
  • Ability to lift, carry, and move up to 75 pounds across varying distances
  • Sufficient mobility and flexibility to climb ladders and work at heights of 8–9 feet or higher
  • Ability to work both indoors and outdoors in varying weather conditions, including extreme temperatures (above 90°F or below 32°F)
  • Capability to safely perform general maintenance and repair tasks without risk to self, residents, or team members
  • Requires frequent bending, stooping, and reaching to access equipment and complete assigned work
