Genesis Properties in Richmond, VA, is seeking a Maintenance Supervisor for a hi-rise community (150–200 units). The role requires supervising a staff of 3+ and coordinating with residents and supervisors to maintain uptime and quality.

Candidates should have at least three years as a maintenance technician and at least one year as a supervisor (or two years as a lead technician), with proficiency in plumbing, electrical, appliances, HVAC 608, Excel, budgeting, and vendor management.

Qualifications

• Experience as maintenance supervisor or lead technician with multi-family exposure.
• Proficient in plumbing, electrical, and appliance repair.
• Strong communication with residents and supervisors; on-call willingness.

Responsibilities

• Supervise maintenance staff of 3 or more and coordinate daily tasks.
• Maintain plumbing, electrical systems, and appliance installations.
• Manage budgets, inventory, and vendor relations.
• Coordinate apartment turns and QA/reporting for the property.
• Participate in on-call rotation and ensure team coverage.

Genesis Properties is recruiting a Maintenance Supervisor for a hi-rise community (150-200 units) in central Richmond.

Job Responsibilities

• At least three (3) years of experience as a Maintenance Technician
• At least one (1) year experience as a Maintenance Supervisor overseeing a staff of 3 or more; or two (2) years experience as a Lead Technician
• Must be proficient in Plumbing, Electrical, and Appliance Installation and Repair
• Proficient in Apartment Turns
• Must have HVAC Universal - Section 608 Certification
• Must be able to communicate with Supervisors, Residents and Coworkers
• Must have Experience with Excel, Budgets, Inventory Control and Purchasing
• Must have Experience with Vendor Management
• Must have Multi‑Family Inspection, QA, and Reporting Experience
• Must be able to be serve "On Call" rotation
• MUST BE A TEAM PLAYER

Requirements

• AT LEAST THREE YEARS EXPERIENCE AS A MAINTENANCE TECHNICIAN and ONE YEAR AS A SUPERVISOR
• MUST BE ABLE TO PASS A BACKGROUND CHECK AND DRUG SCREEN
• MUST BE ABLE TO BE "ON CALL" ON A ROTATING BASIS

Compensation

Starting at $29/hour DOE plus $10K/annual bonus structure.

Schedule

• 8 hour shift
• Monday to Friday
• On call
• Full-time
