Maintenance Supervisor - Hearth on Broad and The Fowler

Position Overview

Roundhouse, a rapidly growing developer and manager of diverse real estate projects, is seeking a dynamic individual for the role of Maintenance Supervisor. Established in 2008, with operations across four states managing over 8,500 multi-family units and assets exceeding $1.5 billion, we prioritize community building and innovative market strategies to enhance resident lives and deliver strong returns to our partners.

Responsibilities
  • Oversee maintenance technicians, groundkeepers, and housekeepers, including assigning work orders, providing guidance, and managing daily schedules.
  • Supervise complex repairs and assist with routine maintenance tasks.
  • Conduct regular property inspections to identify maintenance needs, safety hazards, and code violations.
  • Ensure compliance with safety regulations and standards.
  • Maintain accurate records of maintenance activities, including work orders, preventive maintenance, and training logs.
  • Perform pre-move-in inspections for units marked ‘ready for move-in’.
  • Oversee large capital projects and renovation schedules.
  • Utilize community management software proficiently per company policies.
  • Manage maintenance inventory within budget constraints.
  • Coordinate with vendors and outside contractors.
  • Communicate maintenance status and issues to the Community Manager.
  • Participate in after-hours emergency on-call rotation and snow removal as needed.
  • Exercise sound judgment in evaluating work quality and communicate effectively.
  • Follow all safety procedures and maintain professionalism at all times.
Qualifications
  • Minimum two years of supervisory experience.
  • At least three years as a maintenance technician.
  • Strong time management and prioritization skills.
  • Excellent communication skills, both written and oral.
  • Proficiency in Microsoft Office and property management software.
  • Knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
  • Valid driver’s license and reliable transportation.
Physical Requirements
  • Ability to lift and carry up to 50 pounds.
  • Capability to stand, walk, and climb ladders for extended periods.
  • Work outdoors in various weather conditions.
