Job description

Maintenance Supervisor

Location: The Summit at Hendersonville - Flat Rock, NC

Salary: $29-$32 per hour

SUMMARY:

Along with the Community Manager, the Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. Responsible for walking and accepting units from construction, maintaining adequate inventory of supplies for repairs, and monitoring the monthly maintenance budget. Must be flexible and able to work varied schedules, including weekends and some holidays as required.

I. ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Supervise, schedule, and perform maintenance activities for the apartment community along with maintenance staff, under the direction of the Community Manager.
  2. Coordinate with the office team and Community Manager on apartment inspections, move-in/move-out reports, etc.
  3. Determine weekly apartment make-ready and service request schedules.
  4. Report apartments ready for showing to the Community Manager.
  5. Complete weekly/daily maintenance employee schedules and assignments in tandem with the Community Manager.
  6. Communicate assignments and tasks clearly to employees, ensuring they have all necessary instructions.
  7. Monitor work progress, provide assistance and instruction as needed.
  8. Provide input on employee performance evaluations, recognition, and corrective counseling.
  9. Assist in recruiting and interviewing potential staff members.
  10. Respond to management requests and service requests for occupied apartments, prioritizing emergencies.
  11. Assign service requests to technicians, monitor completion, and coordinate warranty work with vendors.
  12. Oversee preparations for move-in apartments, including walk-throughs and repairs.
  13. Ensure all repairs and replacements are completed, trash is cleared, and apartments are ready for occupancy.
  14. Coordinate and schedule safety and skills training for maintenance staff.
  15. Assess training needs and provide or facilitate appropriate training programs.
  16. Conduct property safety audits and address hazards.
  17. Perform preventive maintenance on equipment and apartments.
  18. Order supplies within budget, with prior approval for major expenditures.
  19. Contribute to the next fiscal year's budget planning.
  20. Maintain organization and cleanliness of work areas.
  21. Participate in industry training programs.
  22. Manage vendor relationships, monitor contracts, and ensure quality control.
  23. Perform tasks of subordinate staff as needed.
  24. Perform other duties as assigned by supervisor/manager.
II. KNOWLEDGE, SKILLS, AND ABILITIES
  1. Proficiency with various tools and equipment listed, and ability to perform all aspects of apartment make-ready.
  2. Ability to use independent judgment to prioritize tasks and handle emergencies.
  3. Strong interpersonal skills for interacting with staff, vendors, and residents.
  4. Ability to multitask, prioritize, and pay attention to detail.
  5. Work with little supervision, maintaining confidentiality and professionalism.
  6. Be a team player.
III. SUPERVISORY RESPONSIBILITIES

Supervise on-site maintenance staff, including apprentice technicians, technicians, and groundskeepers, under the direction of the Community Manager.

IV. QUALIFICATIONS
  1. Construction experience and previous supervisory experience required.
  2. Ability to troubleshoot and repair HVAC, plumbing, electronic systems, appliances, and other community systems.
  3. Valid driver’s license or reliable transportation.
V. EDUCATION AND EXPERIENCE
  1. High School Diploma or equivalent; some college or trade school preferred.
  2. Minimum 5 years of general maintenance experience and/or 1 year in multi-family, industrial, or institutional service request experience.
  3. Certifications in relevant areas (e.g., Freon Recovery, CAMT, boilers, plumbing, HVAC, etc.) and permits as required by local regulations.
VI. MATHEMATICAL AND REASONING ABILITY

Ability to generate reports, communicate effectively, add/subtract/multiply/divide, read diagrams and meters, and understand instructions.

VII. PHYSICAL DEMANDS

Regular use of hands, exposure to outdoor environments, ability to lift heavy objects, work at heights, and wear safety equipment. Overtime and after-hours work may be required.

VIII. WORKING CONDITIONS AND ENVIRONMENT

Primarily indoor and outdoor work on-site, in a moderate noise environment.
