Maintenance Supervisor
Location: Northside Station - Spartanburg, SC
Salary: $25- $29 per hour
SUMMARY:
Along with the Community Manager, the Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. Responsible for walking and accepting units from construction, maintaining adequate inventory of supplies for repairs, and monitoring the monthly maintenance budget. Must be flexible and able to work varied schedules, including weekends and some holidays as required.
I. ESSENTIAL DUTIES AND RESPONSIBILITIES
- Supervise, schedule, and perform maintenance activities for the apartment community along with maintenance staff.
- Coordinate with the office team and Community Manager (e.g., walking apartments, move-in/move-out reports).
- Determine weekly apartment make-ready and service request schedules.
- Report apartments that are ready to show to the Community Manager.
- Complete weekly/daily maintenance employee schedules and assignments.
- Communicate tasks and instructions clearly to employees.
- Monitor work progress and provide assistance or guidance as needed.
- Contribute to employee performance evaluations and provide feedback.
- Assist in recruiting and interviewing potential maintenance staff.
- Respond to management requests and service requests for occupied apartments.
- Prioritize requests or emergencies with input from the Community Manager.
- Assign service requests to technicians and monitor completion to limit callbacks.
- Coordinate warranty work with vendors.
- Monitor repeat repairs and determine appropriate actions.
- Schedule and prepare vacant apartments for move-in, including walk-through assessments.
- Ensure repairs are completed for move-in readiness.
- Coordinate trash removal and cleanliness during make-ready activities.
- Schedule safety and skills training for maintenance staff.
- Assess training needs and provide or recommend training programs.
- Provide one-on-one training to enhance skills.
- Encourage and prepare staff for potential promotions.
- Provide safety training and equipment to new employees.
- Identify and address hazardous conditions on the property.
- Conduct daily property inspections for maintenance needs and hazards.
- Perform or assign repairs for hazards and secure community areas.
- Complete safety audits periodically.
- Perform preventive maintenance on equipment and apartments.
- Order supplies within the maintenance budget and with approval for major expenses.
- Assist in budget planning for the upcoming fiscal year.
- Maintain attendance and punctuality.
- Assist in other communities if needed.
- Respond to hazardous weather and emergency situations.
- Maintain organization and cleanliness of work areas and shops.
- Attend industry and company training programs.
- Manage vendor relationships, monitor contracts, and ensure quality control.
- Perform tasks of subordinate staff as needed.
- Perform other duties as assigned by supervisors.

- Ability to perform all aspects of apartment make-ready.

III. SUPERVISORY RESPONSIBILITIES
Supervise on-site maintenance staff, including apprentices, technicians, and groundskeepers, under the Community Manager's direction.
IV. QUALIFICATIONS
- Construction experience required.
- Previous supervisory experience required.
- Ability to troubleshoot and repair HVAC, plumbing, electrical, and major appliances.
- Valid driver’s license or reliable transportation.
V. EDUCATION AND EXPERIENCE
- High School Diploma or equivalent; some college or trade school preferred.
- Minimum 5 years general maintenance experience and/or 1 year in multi-family or similar environment.
- Certifications in relevant areas (e.g., Freon recovery, CAMT, boilers, plumbing, HVAC, etc.).
VI. MATHEMATICAL AND REASONING ABILITIES
Ability to generate reports, interpret data, and communicate effectively. Basic math skills required for measuring and reading diagrams. Ability to follow written and verbal instructions.
VII. PHYSICAL DEMANDS
- Regular use of hands, lifting up to 50+ pounds, climbing, and outdoor work in various weather conditions.
- Manual dexterity for operating equipment.
- Good vision and hearing, with safety equipment as needed.
VIII. WORKING CONDITIONS
Primarily indoor and outdoor work on-site, with moderate noise levels. Mobility required for performing duties.
