Job Description

The Maintenance Supervisor oversees and performs technical and mechanical work to ensure that the property’s buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality by handling maintenance tasks.

Essential Responsibilities

• Manage maintenance team, conduct employee evaluations, hire, orient, and train new staff. Oversee the "Make Ready" process in accordance with company policies.
• Address resident service requests, diagnose issues, and perform repairs following safety standards and codes.
• Inspect work performed by staff and contractors, verify quality, maintain inventory, and assist in budget development for maintenance and capital expenses.
• Stay informed of industry standards and technology updates.
• Perform monthly preventative maintenance as per policies.
• Ensure safety, cleanliness, and property appearance; report malfunctions and accidents.
• Conduct safety meetings, inspections, and ensure compliance with safety laws.
• Resolve customer complaints and perform other duties as assigned.

Work Environment and Schedule

Schedule: 40 hours/week, typically Monday to Saturday with specified hours. Flexibility to work weekends, evenings, holidays, and perform "call" duties is required.

Minimum Requirements

• Availability for weekend work and unaccompanied task performance.
• Ability to work in outside elements and handle physical demands such as lifting up to 50 pounds.

Qualifications

• High School Diploma or GED; technical degree preferred.
• 1-3 years of supervisory experience in maintenance, with 2-3 years of apartment maintenance experience preferred.
• Proficiency in property management software and good communication skills.
• Valid driver’s license and EPA refrigerant certifications, among others.

Physical and Travel Requirements

• Physical ability to lift weights and perform mobility tasks.
• Routine local travel may be required.
