Job Summary
Under the direct supervision of the Community Manager, the Maintenance Supervisor is responsible for the preservation and upkeep of the property and the safety of all maintenance personnel. The role requires adherence to OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. The incumbent should have excellent attendance and communication skills, the ability to build lasting business relationships, and exhibit professionalism.
Essential Job Duties and Responsibilities
- Practice OSHA standards and company safety policies.
- Complete safety training as required by law and company policies.
- Perform hazard assessments before starting tasks.
- Use proper safety equipment when exposed to hazards.
- Maintain knowledge of all maintenance requirements for the property.
- Ensure repairs comply with local building codes and regulations.
- Keep accurate records of maintenance activities and inspections.
- Participate in emergency standby schedules.
- Perform scheduled maintenance on equipment as per manufacturer recommendations.
- Inspect units and common areas, performing repairs and janitorial tasks as needed.
- Maintain grounds according to schedule.
- Supervise and schedule maintenance personnel and service requests.
- Provide training to team members.
- Report unusual or extraordinary circumstances.
- Maintain a professional appearance and attitude.
- Monitor contractual obligations and vendor compliance.
- Have knowledge of HVAC systems, troubleshooting, and repairs, avoiding unauthorized Freon repairs.
- Ensure storage areas are secure and well-lit.
- Obtain pesticide application licenses if required and perform extermination tasks.
- Perform light electrical, plumbing, carpentry repairs, and redecoration of units.
- Assist in custodial work and maintenance of amenities.
- Perform other duties as requested by supervisor.
Knowledge, Skills, and Abilities (KSAs)
- Ability to read and follow service requests and manuals.
- Work efficiently under time constraints.
- Physical ability to walk, stand, bend, climb, and lift up to 50 pounds.
- Proficiency in using hand tools and power tools.
- Ability to ascend ladders safely.
- Awareness of safety requirements and ability to travel for work.
- Tools and equipment familiarization related to multi-family maintenance.
- Willingness to accept additional tasks.
- Proficiency in English (reading, writing, speaking).
- Basic computer literacy.
Education and Experience
- Formal training or experience in carpentry, plumbing, electrical work, painting, cleaning, and HVAC.
- High School Diploma or Equivalent required.
Physical Demands
- Ability to access all areas of the property safely.
- Effective communication skills.
- Complete tasks efficiently.
- Must obtain EPA certification or ability to do so within 90 days.
