Schedule: Monday through Friday 8:30 am - 5:30 pm (overtime as needed)

Rotational calls for emergencies.

Pay: Starting at $33/hour

Avita Property Management is a full-service multifamily group based in Austin, with properties in Cedar Park, Georgetown, Houston, Dallas, and San Antonio.

Role: Maintenance Supervisor

Under the direction of the Property Manager, responsible for all physical aspects of the apartment community, coordinating and performing maintenance and repair services, ensuring curb appeal and quality of apartment homes, responding to customer service requests, and adhering to safety policies.

Essential Functions:

1. Direct and oversee all maintenance aspects of the community.
2. Schedule and perform preventative maintenance, inspections, and janitorial services.
3. Maintain accurate records for reporting and record keeping as per company policy.
4. Walk the property daily to uphold curb appeal and monitor safety issues.
5. Coordinate apartment turns, including resident move-outs and renovations.
6. Follow expense guidelines, monitor expenses, and recommend cost-saving strategies.
7. Manage inventory and supplies, keeping logs of materials.
8. Communicate with the Property Manager regarding capital improvements and maintenance needs for budgeting.
9. Coordinate contracted services, solicit bids, assess work, and track invoices.
10. Complete service requests and apartment turnovers per policy.
11. Supervise use of property golf carts and tools.
12. Report safety or liability concerns and preventative maintenance needs.
13. Conduct and document safety meetings, including procedures and training.

Customer Service:

1. Complete service requests promptly and professionally.
2. Ensure excellent customer service and maintain a courteous attitude.
3. Audit key tracking systems regularly.
4. Participate in after-hours emergency coverage.

Additional duties:

1. Assist at other properties as needed.
2. Support hiring, training, coaching, and mentoring team members.
3. Create work schedules, provide feedback, and evaluate performance.
4. Make recommendations for compensation, promotions, or terminations.
