Job Summary:

Performs maintenance duties and supervises the maintenance team to ensure upkeep, inventory, and repairs of grounds and buildings are completed efficiently.

Essential Duties and Responsibilities:
  • Manage inventory, ordering, and delivery of supplies for maintenance, custodial, and grounds teams.
  • Respond promptly to work orders and make-readies.
  • Schedule and perform preventative maintenance.
  • Ensure OSHA standards and safety policies are followed.
  • Rotate on-call duties with other staff and back up technicians as needed.
  • Supervise in-house and vendor work schedules.
  • Coordinate product review appointments to avoid sales call disruptions.
  • Assist in interviewing, screening, and recommending maintenance, grounds, and housekeeping staff.
  • Train maintenance, grounds, and housekeeping personnel.
  • Research and evaluate maintenance products.
  • Participate in disciplinary and promotional decisions.
  • Resolve work problems and motivate staff.
  • Maintain tools and equipment.
  • Report community or resident issues.
  • Communicate with vendors and contractors regarding work and billing.
  • Maintain professional appearance and conduct of staff.
  • Adhere to company policies and pursue personal development.
Supervisory Responsibilities:

Supervise maintenance team members, including hiring, training, performance appraisals, and discipline.

Qualifications:
  • Valid driver’s license required.
  • High school diploma or GED; 3-5 years related experience or equivalent.
  • Experience managing a diverse workforce.
  • Knowledge of tools and safety procedures.
  • HVAC certification required; CAMT and Fair Housing Certification preferred.
Physical Demands & Work Environment:

Regular standing, walking, climbing, lifting up to 50 pounds, and working outdoors. Exposure to mechanical, chemical, and weather hazards. Reasonable accommodations available.
