MAINTENANCE SUPERVISOR JOB DESCRIPTION
REPORTS TO: PROPERTY MANAGER
FLSA STATUS: Non-exempt
OVERVIEW:
The Maintenance Supervisor is responsible for the overall upkeep and maintenance of the Apartment Community. The role aims to maximize staff efficiency, minimize expenses, and protect the Owner’s property. The supervisor oversees the condition of all facilities and grounds, ensuring compliance with OSHA and safety standards.
Duties and Responsibilities
- Conduct all business according to Crestline policies, OSHA regulations, Fair Housing, ADA, Fair Credit Reporting Act, and other relevant laws.
- Assist in developing and managing the annual maintenance budget, ensuring expenses stay within approved guidelines.
- Hire, train, motivate, and evaluate maintenance, cleaning, and grounds staff, establishing work goals and schedules.
- Report all liability and accidents immediately to the Property Manager.
- Maintain equipment and procedures per OSHA standards and company policy, including MSDS documentation and safe storage of flammable materials.
- Handle maintenance service requests promptly, providing detailed completion reports to office staff.
- Ensure professional and respectful interaction with residents, prospects, and contractors, maintaining a professional appearance.
- Inspect the community daily, including vacant units, and supervise outside contractors to ensure quality work.
- Implement and oversee a preventive maintenance program, including routine inspections and lease violation reporting.
- Maintain necessary tools and inventory within budget constraints.
- Represent the community professionally during leasing interactions and maintain the cleanliness and curb appeal of the property.
- Attend to additional requirements such as timely attendance and policy compliance.
- Possess at least 3 years of maintenance experience, with 1 year in a supervisory role, and be available for on-call duties.
- Utilize personal transportation for inspections and visits, maintaining a valid driver’s license and insurance.
