Position Overview

The Maintenance Supervisor is responsible for directing maintenance staff, overseeing community components, scheduling contractors, managing unit turnovers, and providing quality customer service to tenants and prospective tenants. They also oversee preventative maintenance, capital programs, and repairs. The Maintenance Supervisor reports to the General Manager.

Job Duties
  • Assist in hiring, training, and managing maintenance staff, including seasonal employees.
  • Assist the General Manager in preparing the annual budget.
  • Adhere to budget guidelines for maintenance and capital programs.
  • Establish maintenance coverage schedules.
  • Regularly inspect and maintain building components, including roofs.
  • Manage apartment turnover processes.
  • Maintain inventory of supplies, materials, and equipment.
  • Perform maintenance work as needed.
  • Collaborate with the General Manager to ensure resident satisfaction and timely project completion.
  • Ensure work orders and job assignments are completed promptly, efficiently, and courteously.
  • Respond to emergency calls and provide on-call support when necessary.
  • Keep shop and storage areas clean, organized, and secure.
Requirements
  • At least 2 years of experience as a Maintenance Supervisor and 4 years in property management or multifamily maintenance or construction.
  • Experience in maintenance and repair of residential buildings.
  • Proficiency with maintenance equipment and tools.
  • Dependability and good job performance history.
  • Basic record-keeping and report filing skills.
  • Basic set of hand tools for routine duties.
  • Valid driver's license.
  • HVAC and pool certifications or willingness to obtain within the first year.
