Job Description

Job Title: Maintenance Supervisor

Employment Type: Full-time

FLSA Status: Non-exempt

Schedule: Monday – Friday from 8:00am – 5:00pm. This position will be part of the region-based rotating on-call schedule for after-hour emergencies.

Location: The Crossings Apartments (96 units), 16500 SE 82nd Dr, Clackamas, OR 97015

Reports to: Property Manager

Compensation Package
  • Competitive starting hourly pay rate of $30.00
  • Monthly phone allowance of $50.00
  • Quarterly bonus opportunities

Administrative Responsibilities
  • Comply with Fair Housing and Equal Opportunity laws
  • Follow state landlord/tenant statutes
  • Adhere to OSHA safety regulations
  • Attend training and development seminars
  • Communicate daily with the Property Manager and perform requested tasks
Asset Preservation
  • Ensure building compliance with codes, ordinances, safety, and emergency regulations
  • Conduct regular inspections of common areas, fixtures, plumbing, appliances, and pools/hot tubs
  • Perform preventative repairs regularly
  • Promptly replace recalled appliances
New Preparation
  • Complete apartment turnovers within three days of vacancy
  • Coordinate with Property Manager on schedules
  • Minimize turnover time through pre- and post-move-out inspections
General Maintenance
  • Maintain inventory of tools, supplies, and materials
  • Organize and keep maintenance areas orderly
  • Respond immediately to after-hour emergencies on a rotating schedule
  • Perform repairs involving electrical, plumbing, appliances, carpentry
  • Maintain pools/spas (if applicable)
  • Inspect vendor work quality
  • Perform janitorial duties inside and outside the building
Experience
  • Complete work orders within 24 hours to ensure satisfaction
  • Maintain community cleanliness and curb appeal
  • Paint interior and exterior surfaces as needed
  • Interact professionally and courteously with residents
Qualifications
  • Authorization to work in the U.S.
  • High School Diploma or equivalent
  • Reliable transportation
  • At least 2 years of multi-family maintenance experience
  • Own hand tools
  • Knowledge of groundskeeping, snow removal, painting, appliance repair, electrical, plumbing, pool maintenance, HVAC, vendor bidding, inventory management
  • Teamwork, hygiene, ethics, customer service, communication skills, multi-tasking, conflict resolution, analytical decision-making, professional development ambition
Work Environment
  • Approximately 90% inspecting grounds, requiring climbing stairs, scaffolds, ladders
  • Approximately 10% in office using computer/tablet and phone
  • Frequent lifting, pushing, pulling 20-50 lbs
  • Frequent kneeling, crouching, bending, reaching
  • May work weekends
