Maintenance Supervisor
Location: Century Plaza & Parkins Ridge - Greenville, SC
SUMMARY:
Along with the Community Manager, the Maintenance Supervisor oversees the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. Responsibilities include accepting units from construction, maintaining inventory, and monitoring the maintenance budget. Flexibility to work varied schedules, including weekends and some holidays, is required.
I. ESSENTIAL DUTIES AND RESPONSIBILITIES
- Supervise, schedule, and perform maintenance activities with the maintenance staff under the direction of the Community Manager.
- Coordinate with the office team and Community Manager regarding apartment inspections, move-in/move-out reports, etc.
- Determine weekly schedules for apartment make-readies and service requests.
- Report ready-to-show apartments to the Community Manager.
- Complete daily/weekly employee schedules and assignments, ensuring clear communication of tasks.
- Monitor work progress, provide assistance, and evaluate employee performance.
- Assist in recruiting and interviewing maintenance staff.
- Respond to resident and management requests, prioritizing emergencies.
- Assign service requests to technicians and monitor completion to reduce callbacks.
- Coordinate warranty work with vendors.
- Oversee preparations for move-in, including unit inspections and repairs.
- Ensure all repairs for occupied units are completed and units are cleaned and ready.
- Schedule safety and skills training for staff, providing ongoing training and safety equipment instruction.
- Inspect property daily for hazards and maintenance needs, reporting and addressing hazards promptly.
- Perform preventive maintenance and manage supplies and budget accordingly.
- Assist with community safety, vendor management, and other duties as assigned.
II. KNOWLEDGE, SKILLS AND ABILITIES
- Proficiency with relevant tools and equipment, including HVAC, plumbing, electrical, and appliances.
- Ability to perform all facets of apartment make-ready.
- Strong judgment and stress management skills.
- Excellent interpersonal skills for interaction with residents, vendors, and staff.
- Ability to multitask and prioritize effectively.
- Attention to detail and confidentiality.
- Team player attitude.
III. SUPERVISORY RESPONSIBILITIES
Supervise on-site maintenance staff, including apprentices, technicians, and groundskeepers.
IV. QUALIFICATIONS
- Construction experience preferred; previous supervisory experience required.
- Ability to troubleshoot HVAC, plumbing, electronic systems, appliances, and pool/spa equipment.
- Valid driver’s license or reliable transportation.
V. EDUCATION AND EXPERIENCE
- High School Diploma or equivalent; some college or trade school preferred.
- Minimum 5 years general maintenance experience and 1 year in multi-family or similar settings.
- Certifications in relevant fields (e.g., HVAC, plumbing, boilers) are preferred.
VI. ADDITIONAL SKILLS
Ability to generate reports, handle business correspondence, and respond effectively to questions. Basic math skills and intermediate English reading/writing skills are required.
VII. PHYSICAL DEMANDS
- Regular use of hands, exposure to outdoor elements, lifting up to 50+ pounds, and working at heights.
- Must wear safety equipment and follow safety protocols.
VIII. WORKING CONDITIONS
Primarily indoor and outdoor work in a mobile environment with moderate noise levels.
IX. POLICIES AND PROCEDURES
Knowledge of company policies and employee handbook is required.
