Job Description

Job Objective(s):

Responsible for maintaining a clean, safe, and comfortable environment. Must know all building systems and related code requirements, including fire protection and security, structural, HVAC, electrical, and plumbing. The Maintenance Supervisor will assist outside vendors working on building and/or equipment issues. Will provide oversight and emergency response to all building equipment and systems. Responsible for building and apartment inspections as required and assigned. Will work with various agencies regarding codes and inspections.

Qualifications:

  • Four years of education and/or experience in maintenance, preferably residential property management.
  • Possesses a solid understanding of systems such as HVAC, plumbing, electrical mechanical, and code compliance.
  • Possesses a basic understanding of safety and fire codes.
  • Ability to motivate oneself and work independently.
  • Organizational skills.
  • Able to make responsible choices and decisions and act in the best interest of the organization.
  • Maintains confidentiality.
  • Able to read, write, spell, do basic math, speak, and understand English.

Job Responsibilities and Duties:

  • Functions as the Lead Maintenance for the property.
  • Provide clear and consistent direction to maintenance staff.
  • Assist in maintaining all mechanical equipment, emergency systems, building fixtures, and groundwork as needed.
  • Provide annual training of all systems for maintenance staff.
  • Provide daily updates to the Executive Director.
  • Provide quality control of existing staff to ensure consistency within the department.
  • Order and maintain an inventory of maintenance supplies.
  • Interact positively with all team members in maintaining census by immediately completing apartment turns.
  • Maintain the grounds, trash, sweep, dumpster areas, snowplow, etc.
  • Maintain the HVAC system to ensure proper air quality and comfortable temperatures throughout the property.
  • Test and schedule inspections on the fire protection systems as required by code.
  • Test the security systems as required.
  • Maintain the lighting systems, both interior and exterior, at peak performance.
  • Maintain the plumbing system, which includes monitoring and adjusting the accessible domestic hot water system to ensure code compliance.
  • Perform preventive maintenance tasks as outlined in the PM report.
  • Respond to and repair work order requests in a timely manner. Inform supervisor of status daily and ensure the supervisor is informed of delays.
  • Update our Work Order System daily.
  • This position is a working Supervisor providing daily hands-on tasks, as well as leading the maintenance technician, indirectly reporting to the Maintenance Director.
