Job Overview

This role oversees and performs technical and mechanical work to ensure that the community's buildings, grounds, amenities, and common areas meet Greystar's standards for cleanliness, appearance, safety, and functionality.

Key Responsibilities
  1. Complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs following safety and code standards.
  2. Manage and execute the "make-ready" process for vacant units, including inspections, creating punch lists, scheduling vendors, and inspecting work completion.
  3. Develop and maintain standards for community appearance, including grounds, amenities, building exteriors, and interiors.
  4. Inspect work by team members and contractors to ensure quality and compliance.
  5. Maintain inventory of parts and materials, and coordinate with the Community Manager on supplies and budget.
  6. Perform preventative maintenance as outlined in policies.
  7. Assist in developing budgets for repairs and capital projects.
  8. Support cost control initiatives by fixing rather than replacing parts and practicing efficient use of materials.
  9. Conduct safety meetings, ensure OSHA compliance, and keep safety documentation updated.
  10. Provide excellent customer service by responding promptly and respectfully to residents and team inquiries.
Qualifications
  • High school diploma, GED, or related experience.
  • Experience in property or building maintenance.
  • Own hand tools and knowledge of their safe use.
  • Logical problem-solving skills.
  • Strong customer service and communication skills.
  • Proficiency in internet, MS Office, and property management systems.
  • Mathematical skills for handling financial and administrative documents.
Specialized Skills
  • EPA Type I and II or Universal Certification for HVAC work.
  • Valid driver’s license for on-property vehicle operation.
Physical & Travel Demands
  • Ability to stand, walk, bend, climb ladders, and lift weights up to 50 lbs.
  • Work outdoors in all weather conditions.
  • Flexible schedule including evenings, weekends, and holidays.
Compensation & Benefits

Hourly range: $32.00 - $38.00, with potential bonuses and comprehensive benefits including medical, dental, vision, paid time off, 401(k), and more.
