Responsibilities:

1. Maintain the physical integrity of the community, ensuring a safe and secure environment for residents, visitors, and staff.
2. Oversee and perform maintenance tasks, including troubleshooting, repairs, and inspections to ensure units are rent-ready.
3. Manage preventative maintenance programs to avoid costly emergency repairs.
4. Oversee department budget, control expenses, and implement cost-saving measures.
5. Lead, hire, train, and discipline maintenance technicians.
6. Ensure compliance with OSHA guidelines and safety standards.
7. Coordinate with vendors for parts and supplies, including transportation for pickups.
8. Perform hands-on maintenance work as needed, including plumbing, carpentry, electrical, HVAC, and landscaping.
9. Maintain accurate records and documentation using Microsoft Office Suite.
10. Achieve Fair Housing certification prior to prospect or resident interaction.
11. Complete drug and background screenings for new hires.

Requirements:

• 5+ years of property maintenance or equivalent experience.
• 2+ years of supervisory experience preferred.
• HVAC certification required; CPO and CAMT certifications preferred.
• Own tools and reliable transportation.
• Ability to lift 75 lbs., climb ladders, work on roofs, and perform physical tasks.
• Knowledge of OSHA guidelines and safety procedures.
• Proficiency in Microsoft Office.
• Willingness to obtain CAMT certification if requested.
• Ability to travel for parts and supplies pickup.
• Physical fitness to perform hands-on maintenance tasks.
• Must pass drug and background screening.

Work Hours: 40+ hours per week, including evenings, weekends, and on-call as needed.
