Job summary

B.HOM Student Living in West Lafayette, IN is seeking a Maintenance Supervisor who blends hands-on maintenance with leadership. You will oversee daily maintenance operations, manage service requests, and supervise a team to keep the community safe, clean, and well-maintained.

This role requires strong technical knowledge of HVAC, plumbing, and electrical systems, experience leading teams, and the ability to coordinate with vendors and the General Manager on capital projects, turns, and budget

Responsibilities

  • Perform repairs across HVAC, plumbing, electrical, and general maintenance systems.
  • Ensure timely completion of service requests and high-quality workmanship.
  • Supervise, train, and evaluate maintenance staff and grounds team.
  • Manage vendor relationships, sourcing, bidding, and contracts.
  • Oversee capital projects and property improvements with the GM.
  • Plan unit turns and coordinate with vendors and internal teams.
  • Monitor budgets and ensure compliance with safety standards.

Position Summary

The Maintenance Supervisor is responsible for the overall physical condition, maintenance operations, and service team leadership for the community. This is a working supervisor role, combining hands-on maintenance responsibilities with oversight of vendors, service requests, and team performance to ensure the property is safe, well-maintained, and operating efficiently.

What You’ll Do
Maintenance Operations
  • Oversee day-to-day maintenance operations, including service requests and preventative maintenance
  • Perform and assist with repairs across HVAC, plumbing, electrical, and general maintenance systems
  • Ensure timely completion of service requests and high-quality work standards
  • Maintain the overall appearance and functionality of the property
Team Leadership
  • Supervise, train, and evaluate maintenance staff and grounds team
  • Assign and prioritize daily work orders and responsibilities
  • Monitor team performance and provide coaching and development
  • Foster a safe, efficient, and team-oriented work environment
Vendor & Project Management
  • Manage vendor relationships, including sourcing, bidding, and contract oversight
  • Evaluate vendor performance and ensure quality, cost-effective service delivery
  • Oversee capital projects and property improvements in coordination with the General Manager
  • Negotiate pricing and timelines where appropriate
Turn & Capital Planning
  • Plan and execute unit turns to meet leasing deadlines
  • Coordinate vendors and internal teams during the turn season
  • Evaluate turn performance and implement improvements for future cycles
  • Assist with long-term capital planning and maintenance strategies
Budget & Compliance
  • Manage maintenance-related budgets and expenses
  • Monitor costs and ensure alignment with financial goals
  • Ensure compliance with safety standards, policies, and procedures
  • Maintain accurate documentation of completed work and expenses
Additional Responsibilities
  • Support property operations and respond to emergency maintenance needs
  • Maintain positive relationships with residents, staff, and vendors
  • Perform other duties as assigned to support property success
What We’re Looking For
Required Skills & Qualifications
  • Strong technical knowledge of maintenance systems (HVAC, plumbing, electrical, etc.)

Preferred Qualifications
  • EPA, HVAC, or CPO certifications (as applicable)
  • 3+ years of maintenance or facilities experience
  • Experience in multifamily or student housing environments
  • High school diploma or equivalent
Work Schedule
  • Primarily Monday–Friday
  • On-call responsibilities, extended hours, evenings, and weekends required based on business needs
Physical Requirements
  • Ability to walk, stand, bend, and perform physical labor for extended periods
  • Ability to lift and carry up to 100 lbs. with assistance
  • Exposure to outdoor weather conditions, mechanical equipment, and maintenance environments
  • Ability to safely operate tools and equipment required for maintenance tasks
