Job description

We want you to join our team! We are seeking a maintenance supervisor for our residential property located in Hoffman Estates, IL.

Job Summary:

The Maintenance Supervisor will be responsible for managing and coordinating maintenance activities to ensure the community’s facilities, buildings, and grounds are in excellent condition. This role involves supervising a team of maintenance and janitorial staff, managing schedules, and responding to service requests. The ideal candidate will have strong leadership skills, a solid understanding of maintenance practices, and a commitment to providing outstanding service.

Responsibilities:

  • Supervise and coordinate the work of maintenance staff, including task assignment, guidance, and performance evaluations.
  • Ensure efficient and high-quality completion of all maintenance tasks, including preventive, corrective, and emergency repairs.
  • Conduct pre- and post-move-out inspections and manage unit move-in/move-out turns.
  • Develop and manage maintenance schedules for inspections, repairs, and upgrades.
  • Respond promptly to maintenance requests to ensure customer satisfaction.
  • Maintain inventory of supplies and equipment, and reorder as needed.
  • Ensure compliance with safety regulations and community policies; conduct safety inspections.
  • Assist in preparing and managing the maintenance budget, tracking expenditures, and identifying cost-saving opportunities.
  • Keep accurate records of maintenance activities, work orders, and inventory usage.
  • Collaborate with other departments, contractors, and vendors on maintenance projects.
  • Work with the Director of Operations on capital budgets and projects.
  • Foster positive relationships with residents, staff, and vendors by addressing concerns and providing excellent service.

Required Skills:

  • 3-5 years of experience in maintenance or facilities management, with 1-2 years in a supervisory role.
  • Strong leadership, management, and problem-solving skills.
  • Proficiency in plumbing, electrical, HVAC, and carpentry tasks.
  • Excellent communication skills, both verbal and written.
  • Strong organizational skills to manage multiple tasks and priorities.

Education:

  • High school diploma or equivalent; relevant certifications (HVAC, plumbing, electrical) are a plus.

Physical Requirements:

  • Ability to lift up to 50 pounds and perform physical tasks such as climbing ladders and working in various weather conditions.
