Job Responsibilities:

1. Maintain the physical integrity of the community, ensuring a safe and secure environment for residents, visitors, and staff.
2. Oversee and perform maintenance tasks, including preventative maintenance, repairs, and inspections to ensure units are rent-ready.
3. Manage department budget, control expenses, and implement cost-saving measures.
4. Supervise, hire, train, and discipline maintenance technicians.

Requirements:

• 5+ years in property maintenance or similar field.
• 2+ years supervisory experience preferred.
• Proficiency in plumbing, carpentry, electrical, HVAC, swimming pools, landscaping, and cleaning.
• Own tools and transportation for parts and supplies pickup.
• HVAC certification; CPO and CAMT preferred (willing to obtain CAMT if needed).
• Physical ability to lift 75 lbs., climb ladders, and perform physical tasks.
• Knowledge of OSHA guidelines.
• Proficiency in Microsoft Office Suite.
• Fair Housing certification prior to resident or prospect interaction.
• Ability to travel for parts and supplies.
• Background and drug screening required.

Work Hours: 40+ hours per week, including evenings, weekends, and on-call as needed.
