Maintenance Supervisor – Lease-Up Community
General Function:
Under the direction of the Property Manager or other appropriate administrative staff, the Maintenance Supervisor is responsible for the general maintenance and upkeep of buildings, grounds, and equipment. In a lease-up environment, this role is critical in preparing units and amenities for initial occupancy, responding quickly to construction-related issues, and establishing maintenance procedures from the ground up. Responsibilities include overseeing the maintenance team, ensuring building systems are operational, and maintaining a high standard of customer service and satisfaction. Emergency on-call availability is rotated with other maintenance staff.
Key Duties & Responsibilities:
Oversee and execute all service requests with a focus on responsiveness and satisfaction.
Prepare and turn vacant units within 5 business days to meet aggressive lease-up goals.
Maintain 80% or more of vacant units in ready or near-ready condition at all times.
Establish and maintain maintenance schedules, inventory tracking, and vendor coordination during the initial occupancy period.
Perform quality assurance walks of new units to identify construction punch list items and communicate findings to contractors or general contractor teams as needed.
Assist with the installation and troubleshooting of new equipment, appliances, and building systems (HVAC, plumbing, electrical).
Participate in the development and execution of a preventative maintenance plan tailored to a new community.
Coordinate closely with construction and property management teams to support smooth move-ins and mitigate warranty-related issues.
Supervise, motivate, and train maintenance team members while ensuring accountability and high-quality workmanship.
Maintain and update parts and supply inventories; place orders as needed.
Assist in lifting and installing appliances and other large items using proper equipment (e.g., hand trucks).
Understand and enforce safety procedures and ensure all team members comply with PPE guidelines and OSHA standards.
Provide superior customer service and contribute to positive retention during the critical lease-up phase.
Rotate emergency on-call availability with other maintenance staff; must have reliable transportation.
Job Requirements:
High School diploma or GED required.
EPA/HVAC certification required.
CPO (Certified Pool Operator) certification .
Minimum five (5) years of experience in general maintenance, preferably with experience in lease-up or new construction environments.
Strong knowledge of electrical, plumbing, HVAC, and mechanical systems.
Demonstrated ability to manage maintenance operations and supervise staff.
Must pass drug screening and background check.
Availability for emergency on-call rotation and flexible scheduling during the lease-up period.
