Qualifications

Description

Maintenance Supervisor

CLK Multifamily Management is hiring a hands‑on Maintenance Supervisor to lead maintenance operations across two apartment communities, reporting to the Property Manager. This role is both a working supervisor technician and a team leader — you'll be diagnosing and fixing issues yourself while also coordinating the team, managing work orders, and keeping both properties running smoothly.

Responsibilities

• Supervise and coordinate daily maintenance operations
• Perform repairs in HVAC, plumbing, electrical, and general carpentry
• Manage unit turnovers across both sites to meet move-in timelines
• Track work orders, inspections, and maintenance logs in the property management software
• Track equipment and appliance warranties
• Personally perform and complete work orders, in addition to overseeing the team's
• Complete and close out work orders digitally via tablet for real‑time reporting
• Maintain tool and supply inventory
• Respond to emergency maintenance requests, including on‑call rotation
• Respond to resident maintenance requests within 24 hours
• Complete weekly preventative maintenance assessments
• Keep accurate records as required by local, state, and federal law
• Report to and partner with the Property Manager to prioritize work across both sites
• Build relationships with outside vendors
• Support hiring, training, and scheduling for the maintenance team
• Join monthly safety meetings and maintenance calls

Qualifications

• HVAC certification (Universal preferred)
• 2+ years of apartment maintenance experience
• Working knowledge of plumbing, electrical, and HVAC systems
• Familiarity with tools, common appliances, and applicable building codes
• Strong problem‑solving and organizational skills
• Comfort with Microsoft Office and property management software
• Comfortable using a tablet or mobile device for work order and reporting software
• High school diploma or equivalent
• Valid driver's license
• Ability to lift 25 lbs and perform physical repair work
• Must pass background check and drug screening
