We are currently hiring an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family residential community. Responsibilities

1. Plan, schedule, and supervise maintenance staff in daily activities including repairs, service requests, turnovers, and groundskeeping.
2. Hire, train, and develop maintenance staff, ensuring adherence to policies, procedures, and safety standards.
3. Conduct safety inspections, address unsafe practices, and train staff on chemical, supplies, and equipment handling.
4. Participate in departmental or regional meetings and community events; lead safety and staff meetings.
5. Coordinate with vendors and contractors for installation, maintenance, and repairs.
6. Manage departmental budget, ensuring projects stay within financial guidelines.
7. Prepare project specifications, solicit bids, and oversee work quality and compliance.
8. Order and maintain maintenance supplies and inventory efficiently.
9. Assign and complete service requests timely, ensuring quality standards.
10. Oversee make-readies and maintenance projects, ensuring accuracy and timeliness.
11. Use Yardi Mobile to update and close service requests.
12. Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and others.
13. Ensure ongoing safety compliance and training for staff.
14. Adhere to OSHA and all applicable health, safety, and environmental laws and policies.

Qualifications

1. Minimum of 5 years’ maintenance experience; property management experience preferred.
2. Proven leadership and team supervision skills.
3. Strong knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
4. HVAC and EPA certifications preferred.
5. Excellent communication skills for interacting with management, vendors, and residents.
6. Proficiency with small tools, electrical, carpentry, painting, and machinery repairs.
7. Basic computer skills, including mobile devices and PCs.
8. Valid driver’s license may be required.
9. Availability for on-call, emergency, and off-hours work.
10. Ability to lift up to 50 lbs.
