We are currently hiring an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family residential community. Responsibilities
- Plan, schedule, and supervise maintenance staff in daily activities including repairs, service requests, turnovers, and groundskeeping.
- Hire, train, and develop maintenance staff, ensuring adherence to policies, procedures, and safety standards.
- Conduct safety inspections, address unsafe practices, and train staff on chemical, supplies, and equipment handling.
- Participate in departmental or regional meetings and community events; lead safety and staff meetings.
- Coordinate with vendors and contractors for installation, maintenance, and repairs.
- Manage departmental budget, ensuring projects stay within financial guidelines.
- Prepare project specifications, solicit bids, and oversee work quality and compliance.
- Order and maintain maintenance supplies and inventory efficiently.
- Assign and complete service requests timely, ensuring quality standards.
- Oversee make-readies and maintenance projects, ensuring accuracy and timeliness.
- Use Yardi Mobile to update and close service requests.
- Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and others.
- Ensure ongoing safety compliance and training for staff.
- Adhere to OSHA and all applicable health, safety, and environmental laws and policies.
Qualifications
- Minimum of 5 years’ maintenance experience; property management experience preferred.
- Proven leadership and team supervision skills.
- Strong knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
- HVAC and EPA certifications preferred.
- Excellent communication skills for interacting with management, vendors, and residents.
- Proficiency with small tools, electrical, carpentry, painting, and machinery repairs.
- Basic computer skills, including mobile devices and PCs.
- Valid driver’s license may be required.
- Availability for on-call, emergency, and off-hours work.
- Ability to lift up to 50 lbs.
